I am a REALTOR® as a member of the National Association of REALTORS®. I sell exclusively in The Villages Florida. I serve as a Listing and/or Buyer's Real Estate Consultant for The Villages Florida 55+ Active Adult Community. The Villages Florida is located 1 hour north of Orlando, 1 1/2 hours from Tampa/St Petersburg, 1 1/2 hours from Jacksonville and 4 hours from Miami. The Villages Florida is very conveniently located near the theme parks in Orlando for folks that love Disney, Universal, Sea World, etc.
The Villages Florida has over 3000+ Clubs/Activities that are included with the $189/monthly amenities fee charged each household in The Villages Florida. The Villages Florida has 56 golf courses. 43 Executive - The Executive Courses are nine (9) hole courses. 13 Championship - The Championship courses are eighteen (18) or twenty-seven (27) hole courses. If a resident walks the Executive Courses, they can play the Executive Courses free of charge. Or else you can pay a yearly golf cart trail for $150/yearly to use your golf cart on the Executive Courses. The Championship courses have trail fees associated with them depending on which season you are playing! The Villages Florida also has 105 Community Heated Swimming Pools, numerous tennis courts, pickleball courts, shuffleboard courts, horseshoes, bocce, archery and many.... other recreation activities that are free to residents. The Villages Florida has tons of softball teams that play year round plus hundreds of other clubs/groups that will meet your recreation needs. You do not have to be a sports nut to enjoy The Villages Florida. The Villages Florida has musical / orchestra / choirs groups, painting / art groups, cards / bridge clubs, etc. Also, there is a ton of shopping via three Town Squares (Spanish Springs, Lake Sumter Landing and Brownwood) plus many strip shopping centers where The Villages Florida has two or more of every type of store. So there is plenty for everyone to enjoy the lifestyle of being a Villager! Oh, I forgot the most important thing to know! The Villages Florida is totally Golf Cart accessible which means that you can go anywhere you want to go via a golf cart. Just think of all the gasoline you will save to go via golf cart to your doctor appointments, shopping, golfing, etc.! What fun!

I have a Bachelor's degree (BS) in Computer Science. I also have a Master's degree (MBA) in Business Administration. My first career was as a Technical / IT professional in the Computer Industry. I worked as a IT / Computer Programmer, Systems Analyst, Computer Trainer and a IT Project Director. After 5+ years I decided I needed a little more fun in my career so I started selling Real Estate part-time.
I have sold Real Estate since 1985. I am originally from Southern Indiana where I sold Real Estate for Century 21 in Evansville Indiana.
I moved to Orlando Florida in 1992 where I received my Florida Real Estate Salesperson license. In 2001, I received my Florida Real Estate Broker's License. Then in 2002, I received my Certified Residential Specialist (CRS) designation. Only 3% of all USA Real Estate Professionals obtain the CRS designation. It takes many classroom courses plus 75+ Real Estate Transactions in a 5 year period in Real Estate to get the CRS designation. I have also obtained my Seniors Real Estate Specialist (SRES) designation. I also have my Graduate, Realtor's Institute (GRI) designation. I sold Real Estate in Orlando Florida until 2006 when I moved to The Villages Florida.
I sold Real Estate during 2006 & 2007 for The Villages Developer (Properties of The Villages) where I received extensive training from The Villages Developer to learn everything and anything about lifestyle / recreation / golf and homes. After the downturn in the Real Estate market in 2007, The Villages laid off 50+ of us Sales Representatives. Since then I have been selling Real Estate as an Independent REALTOR® in The Villages Florida. Did you know that the developer's Sales Representations cannot show REALTOR® listings in The Villages? Why? They are licensed real estate agents not a REALTOR®. They can only show you new homes & preowned homes that have "Properties of The Villages" on the sign. "Properties of The Villages" always represents the SELLER of a New or Preowned home. So the Buyers have "No Representation"!
I can show you any home listed by any MLS Real Estate Company (eXp Realty, RE/MAX, ERA, Realty Executives, Coldwell Banker, Etc.) plus any For Sale By Owner Homes. Why is this information important? As a Buyer, I think you should have representation when buying a home! I have an extensive knowledge base of everything The Villages Florida offers in lifestyle and home choices. Please trust me when I state that I have more knowledge than most other REALTORS® in the area about The Villages Florida.
As a Seller of a home here in The Villages Florida, I am sure you want your home to be "JUST SOLD" instead of "Just Listed"! Since 2006, I have only had 14 homes expire (not sell) during the listing period. I do not think any other Real Estate Agent would be able to show you the stats to prove they had less 14 homes expire since 2006. The Villages Florida is an 55+ or older Active Adult Community. I believe that you must treat all Customers with total Ethics! Treat folks like I would want to be treated for lifelong Customers!
