Description:Call me for welcome package to Mesquite - one of the fastest growing cities, but still affordable. Let me represent you as your buyer's agent for new homes and resales, at no charge to you!

About Me:

I moved to Mesquite, Nevada in 2005 with my husband and 2 daughters.  We love the change from the hustle and bustle of California.  Even with all of the constant growth here, Mesquite, NV is still a small friendly town.

Mesquite has wonderful golf courses, including Wolf Creek (rated # 25 in the U.S. by Golf Digest) and the soon to be finished, Conestoga golf course in Del Webb's Sun City Mesquite 55+ community.

We have a fabulous community recreation center, for adults and kids, too.  Senior center - yes, and lots of activities!

I enjoy welcoming potential residents to Mesquite and giving them a tour before we even start to look at properties.  That way, you get a feel for the area and neighborhoods before they start making choices.  Some people will pick a neighborhood and say, "this is where we want to live".  And that is where we start looking!

Some folks visit Mesquite 2 or 3 times before they even decide to move here.  That is OK, too!  I knew I would move here someday the first time I came here - it took me 14 years to actually get here, but I am glad we made the choice.

When you find your home and complete the transaction, it's not over for me!  I will be there to help with you find your way around Mesquite, from school bus stops to senior activities to golf courses - we'll figure it all out to make you feel at home quickly!

Specialties

FHA loan limits in Mesquite Nv are up to $400,000 for a single family home.  An FHA loan may be a good choice for a first time or  repeat buyer with less than perfect credit or not too much money for a down payment and closing costs.  While a 100% loan is not available, is it possible to buy a home with using an FHA loan with no cash out of pocket by taking advantage of Down Payment Assistance programs  such as the Nehemiah buyer assistance programFHA will allow a gift of up to 6% from a family member or a seller who is motivated to sell his property.

Choosing financing is as important as choosing a home - you may have to live with it for a very long time.  I interact constantly with lenders and make sure that you have all the information that you need to decide on a loan.

I love to work with buyers and will represent you as your buyers agent, at no cost to you - I get to share the satisfaction you get when we find just the right home.  I show Resale Buyers new homes as well as existing homes, and visa versa.  Sometimes a new home will be a better buy, maybe a resale home already has the upgrades that they would choose and would have to pay extra for.  That is why it is better to really LOOK and compare.

Don't go to a new home subdivision without an experienced agent to represent you on your first visit.  The agents at a new home subdivision work for the seller of the new home and it is not his job to look out for your best interests.  I am registered for all promotions at the new home subdivisions!

I never try to make a choice for a potential buyer, just present the options that might work for them and make suggestions.

Military Relocation and Retirement  Mesquite, Nv is approximately 80 miles from Nellis Air Force Base.  Yet a drive to work on the base takes about the same time from Mesquite as it would from many of the areas in busy Las Vegas.  I-15 is a straight shot from Mesquite to northeast Vegas.  As a retirement option for military personnel, Mesquite is a welcome relief from the hustle and bustle of the Las Vegas area yet close enough to military facilities to take advantage of the benefits.

My son-in-law is in the military and I understand the frustrations involved with frequent relocation.  My past experience as a real estate agent with an office located right outside Travis Air Force Base taught me alot about military relocation and how to prepare my clients for a move.  More than half of my transactions involved VA and FHA loans.  Call me if you think Mesquite, Nv is an option for you!

Comments from clients

"I met Virginia Hepp in February 2007 during my first visit to Mesquite, Nv in search of a new home.  She provided information on the housing market in Mesquite and the city in general.  I found Virginia to be very knowledgeable and a pleasant person to talk with.  Several months later my other half and I met with Virginia to begin our search for a new home in Mesquite .  She spent hours with us going over what our needs were before making suggestions of homes we should view.  We made several more visits to see Virginia before she found exactly what we were looking for.  In between visits, Virginia provided us with email updates to keep us informed on prices, property availability and the housing market trend in Mesquite . Our experience with Virginia Hepp has been a very satisfying one and look forward to continuing our working relationship during the construction phase of our home."

"We met Virginia in May of 2007 when we purchased a new house.  Since meeting Virginia, she has been extremely helpful.  She monitored the construction, kept us informed, and made sure that all of the selections we made were carried out.  After the sale Virginia made sure that the few minor problems were taken care of, she has helped us in many ways, and she has become a friend.  If I were to buy or sell a house in Mesquite, Nv, Virginia is the agent I would contact."

"When we first met Virginia, we were driving through Mesquite during the 4th of July weekend.   We were planning to move to Mesquite, and felt it would be a great time to look around to see available homes in the area.  We attempted to contact one agent listed on a sign in front of a house, but were informed that he was busy with family due to the holiday.  We found another property that we wanted to look at, and attempted to call the listing agent.  We were connected to Virgina Hepp, and she came right over to answer our questions and show us the home.

Since we were first-time home buyers, we had quite a few questions for Virginia. We wanted a home that we could enjoy and that was still in our price range.  When we decided to make an offer on a home, we contacted Virginia.  She was very helpful and took great care in walking us through the process of making an offer.  With her help, we were able to purchase our first home at an excellent price.  We were very pleased with the entire deal!

We are grateful for all of the help that Virginia gave us during our home buying experience.  She was very patient and professional.  When we choose to sell our current home and move up to a bigger one, we will definitely call Virginia!"
