Do you HAVE to hire a realtor when buying a house? The answer is NO, you don't have to hire a Realtor, but why not hiring a Realtor when you get a free exlusive representation and you don't have to pay for it? You might think "Well, the Realtor will sell the house as much as he or she can because the the higher the price the bigger their commission, besides he or she is paid by the seller!"
 
This statement NOT true. If you hire a real estate professional with integrity, he or she will not sell you a house in the name of making the most commission. He or she will put your best interest first. If your Realtor is not the same listing agent who list the property, your Realtor will represent you exclusively. If your Realtor is the same person who list the property, he or she will represent you and the seller both separately as dual agency.
