Home Staging in NH, What is Home Staging all About?

Every home is different, and every homeowner is different too. Home staging isn't the same recipe used over and over. Sometimes a home needs some help with curb appeal, sometimes it's updating the interior wall colors.

We take a tour of the home and then create a plan to make a sale come easier. After touring the home, we talk with the listing agent to figure out who is likely to buy your home; a young family? A 55+ buyer? Once we have an idea of who our audience is, then it's easier to appeal to their tastes.

Here's an analogy: An expensive-looking outer wrapper on a piece of chocolate makes you believe that the chocolate is better tasting, and you would probably pay more for it than an ordinary grocery store chocolate bar. We all assume that something beautiful is worth more!

Staged homes sell for more money. A staged home looks beautiful, clean and comfortable. Appraisers can spot a house that "shows well". If a home appraises higher, this is good news for sellers, because buyers are more apt to pay close to the appraised value. A bank will loan your buyer more money to buy it, which is very good news if you're selling a home that a young family might buy.

Home sellers, if you were selling a product, would you rather sell something that you believed in, that you were proud of? Of course you would. Think about it, your real estate agent is going to be more excited and passionate about selling your home if it shows well to other agents and to buyers. If your agent is excited about your home, it will get more attention from buyers; "This house won't last, buy now!" Be proud of your home when it goes on the market.

Stage it first, hire a Realtor you trust, and move on.

New Hampshire home staging BUZZ:

Dear Sue,
I just wanted to thank you for the terrific job you did staging our home.  We give you much of the credit for the quick sale of our home in a neighborhood where 5 other homes were on the market.  Ours obviously stood out thanks to you!
We were certainly amazed by some of your decorating strategies and how much we were able to accomplish in our home in one day.  You are professional, hard working and a pleasure to work with.
We just arrived at our new house this week and wish you could be here, but feel like we are able to implement some of what we learned from our experience with you in setting up and decorating our new home.
Thank you for everything and best wishes for continued success in the staging business.

Melissa and Paul Mastando, Newmarket, NH

Sue,

Great job and thanks so much!!

Realtors Star Higgins and Josh Piper, Carey & Giampa Realty

Sue,

Wow, what a difference in the house. Excellent job! Your pictures are fantastic.

Realtor Mary Helen Corcoran, Carey & Giampa Realty

Sue,

As you know, this house was appraised before you staged it. He appraised it again yesterday, $60,000 more than the first one! Thank you so much. I thought you'd want to know.  Awesome job!

E.S., Kensington, NH {home owner}

Sue,

The Realtor {Sherry Bezanson, Prudential Verani} came today to put us on the market and she said we didn't need to do anything to the house, it looked perfect! She asked how we knew to fix up our house like this, and I told her about you! My husband thought it was crazy at first, moving some of the furniture out into the garage, but then afterwards he said we should have done it a long time ago. Thanks so much for everything.

K.S., Londonderry, NH {home owner}

Sue,

The staging made such a difference. Thanks so much for all your work. I'll stay in touch!

Realtor Lynne Cote, Tate & Foss Realty

Sue,

You did a great job. Let me know if you ever need a reference!

The pictures you took of our house are absolutely beautiful, and the featured tour came out great too. We're very happy with the work; and yes, you can put this on your website!

Lynn Essa, Hampton Falls, NH

Sue,

You've been great to work with on this project {vacant condo staging} and I won't hesitate to use you again. Everyone at the office really liked what you put together here. Thanks!

Realtor Becky Lufkin, Atrio Realty

Sue,

The house went under agreement today. That's 8 days after staging! Great job.

Realtor Laurel Trzaskoma, Michael Bean Group

Sue,

The house looks so much better. Your pictures are great too, thanks.

Realtor, Broker Jim Giampa, Carey & Giampa Realty

Dear Sue,

I was in one of your "Snap To It" Staged Photography sessions at the IAHSP convention in Chicago, and I just wanted to thank you for teaching that session. I really learned from you, and your picture examples were so wonderful. My recent pictures are the best I've ever taken. Thank you for taking the time to teach that class and for broadening my horizon, and helping me be better at staging.

Marcia Nicholls

Hi Sue!

Sorry it has taken awhile to get back to you. I wanted to let you know we got an offer on the house and we are currently waiting for inspection results before finalizing everything. We got a ton of showings and all the comments were positive on the interior. I just know it wouldn't have sold as quickly or for as much without your help. Even my Realtor didn't think it would go so quickly in this market even as nicely as it showed.

My husband and I moved out to California at the beginning of July and have been coordinating everything long distance. We decided the house looked so nice staged the way it was we left all our furniture until it sold. I've been telling everyone I know that calling you was the best decision we made in this process!

BTW, our neighbors at ---- Dr. have put their house on the market. I've seen the interior pics and I know they could use your help. I don't know if you have any postcards or mailers with your contact info but it might be worth a shot! I'd be more than happy to give a recommendation to them, or anyone. We are really thrilled.

Thanks again Sue!
 Kerin Smith
