Yes, anything that can touch the seller's heart and make them like one particular buyer over the others helps and the same holds true for the buyer's agent letting the seller's agent know why their client is excited and very qualified to buy the house. Yes, removing the appraisal contingency is a strong point in the buyer's favor.  I had a cash offer on a listing recently where the buyer made it contingent on appraisal (and a bunch of other things), so the seller ended up rejecting it. Adding a personal touch definitely helps. I should have added that to my list actually. Thank you for commenting!
