The scripts are what mega agent Ben Kinney found success with and it's something he wishes to pass down to other agents. Of course, everyone is different and you may have to answer in a different way in accordance to the situation.
Well no one can take anything away from Ben Kinneys techniques or success...and it is kind of him to share openly on Active Rain!
And yes we all make our own way the best we can... I always was a bit of a rebel... maybe that's why I moved to Alaska!

That's ridiculous to try and play that twist. If I was the seller and an agent said this to me, our conversation would be over. Too canned.
I've done it, IT WORKS SOMETIMES and the call to the agent goes like this:
Hi John it's Michael, I got the listing at 123 main street, and I calling to tell you not to show up. Signed, sealed and delivered.
then I add this image :

it use to be my scooter, before that my bicycle and before that my shoes. Other agents send the 1 finger salute. goto have fun
