Bingo, Kimo Jarrett!  That's not to say that all the "steps" currently in place don't need to be taken.  But take them, have the supporting info/documentation/finances, etc. and follow the advice of your lender ...  you're typically successful.

You're absolutely right, Brenda J. Andrew ... there's a few more "hoops" involved.  It's not realistic for borrowers to think there wouldn't be, IMO.  As I said, the need for documentation is really amplified right now ...

I'm happy to work with clients that have challenges and in search of success.  When they participate and positively take part in their process, it definitely elevates the likelihood of success and is very appreciated.

I totally agree that borrowers/applicants should be aware of the status of the market as a whole, Matt Brady ... as it can greatly affect their processing and transaction time-wise and more.  Better to start early and avoid the stresses (for ALL involved).

I liken it to a flour "sifter", Jeff Dowler, CRS ... in the majority of these situations much more info/data is needed and a Lender has to sift through it.  Naturally, it takes more time and attention to details to thoroughly understand the true nature and status of the employment/finances, and more.  Documentation remains key ...
