Definitely true, George ... the old saying “you can’t have it both ways” often comes to mind in these situations. And it points out the great need to start working with a Lender far in advance of when you hope to buy/refi

So many clients believe that they will make the process easier or they will save money because of/or through a banking prior-established relationship. No matter how busy someone is, Jan ... there is never ... NEVER ... a reason to ignore a client or quit responding. You are owed the respect of a reply, even if it is to “pass” on the business because you’re busy. Glad to hear you are finally receiving the service(s) you need and deserve.
