I have been focused on lending for builders and new construction for 15 years. Regulation and fees now amount to 40% of the cost to build in San Diego. It is going to be easier to sell existing homes as the cost to build new ones is getting out of hand. The latest survey of homes being constructed show they are larger than ever. The 2013 Characteristics of New Housing Report, issued jointly by HUD and the Census Bureau, said the average size of the 569,000 homes constructed last year grew to a record 2,598 square feet. That’s 93 square feet larger than homes constructed in 2012 and nearly 940 square feet larger than homes constructed in 1973 (1,660). After reaching a peak in 2007 (2,512 square feet), home sizes fell during the housing downturn to a low of 2,392 in 2010 before gradually increasing again in subsequent years. Some welcome good news for developers, landowners, and lenders – the Governor approved AB 116 on July 11, 2013, automatically extending the life of approved subdivision tentative tract maps and tentative parcel maps for 24 months. AB 116 is effective immediately.
