- 06/10/08 08:51 AM
Written by Loreena Yeo 3:16 team REALTY Copyright 2008 If you are actively participating in the Frisco TX real estate market - whether if you are taking positions as Buyers or Sellers, I have some exciting news for you. Last year around this time (June 2007), the Buyers are out there looking at properties. However, the truth is that they are cautiously looking. Many are holding off on actually writing contracts and negotiating while this year (June 2008), buyers are out there actually BUYING!!! Why is this? Many inventories in the 4th Quarter of 2007 moved - and at

frisco home sales: Build an Open and Honest Relationship with your realtor
- 06/10/08 05:12 AM
In the home-buying or home-selling process, build that open and honest relationship with your realtor. First of all, there must be an assumed TRUST underlying in that relationship. Many relationships begin by giving the benefit of the doubt to the other party and so often, realtors must possess the skill of gaining trust very quickly. Once trust has been established, then mutual honesty and openness are required for this relationship to go on. Often times, many people like to keep their privacy even among close friends. However, if you choose not to share a certain truth from your realtor -

frisco home sales: Staging Based on its Price Point
- 06/07/08 04:04 PM
Written by Loreena YeoRealtor/ Broker/ ASP Realtor-Stager3:16 team REALTY While I do not stage houses for a living, I am a realtor that does understand the value of staging and how it can affect the outcome of staging. Keep in mind that Buyers do not purchase the furnishings, however in staging, the furnishings do make an impact on whether a Buyer decides to place an offer on the property or not. In my experience as a realtor, furnishings make or break a sale. I am discussing beyond the need to stage. Where I work, to make that sale in the Frisco

frisco home sales: Negotiating Across Cultures
- 05/29/08 08:45 AM
Since we are in America - the land where people come from many different places: within the state, the country and even around the world. We are the product of our cultures and environment. Depending on where you are come, your negotiating expectations can be very different. DISCLOSURE: I am not discussing a Fair Housing issue here. I am purely making a discussion based on our cultures and backgrounds. Since I hailed from Asia, I can speak from my specific experience, not necessarily representing ALL the people from my origin though. Back in Asia, we negotiate for everything for as

frisco home sales: Trying before Buying Home Idea
- 04/20/08 03:35 PM
I am watching "Sleep on It" on HGTV for the first time on TV. I thought it is a very cool idea. In a competitive market like Frisco TX, this may be a very creative idea to sell a house. Now, especially if it's staged vacant. There is no trouble to the Seller. Even if the property is currently owner-occupied, what is a little weekend get-away so that your Buyers feel at ease with their purchase? We test our clothes and our shoes before we buy it. Why not let the Buyers test the house before they buy it? At the same

frisco home sales: Will You Concur Or Protest Your 2008 Collin County Tax Assessments?
- 04/18/08 05:09 PM
As of May 2 2008, the Collin County Tax Appraisal District office will mail out the 2008 Estimated Tax Assessment notices. With the competitive markets that we are experiencing, I am not surprised that the tax protests might be busier than previous years. Get with your realtor for some SOLD comps of your neighborhood. If your estimated tax assessments are higher, do make a trip out there to have it lowered. Your dateline is May 30th 2008. If you had purchased your property in 2007 or 2008, you can furnish the tax appraiser with your HUD settlement statement if the amount you

frisco home sales: Commission Guilt - Does It Ever Happen To You?
- 04/05/08 12:38 AM
I came across a very interesting debate recently about commission guilt. An agent who admittedly feel that he went into a transaction feeling as if he did not quite deserve every penny he makes. Many For Sale By Owners feel exactly the same way - that realtors are not worth what they ask because all they do is to stick a sign out in the yard and wait for the Buyer. Many Buyers feel that their realtors are pretty doormats and door openers and to deserve several thousands of dollars for doing that is just far fetched. So, what would you say

frisco home sales: What Does The New FHA Loan Limits Mean To You?
- 03/14/08 11:08 PM
On March 6 2008, the Department of Housing and Urban Development (more commonly known as HUD) published its new FHA and conforming loan limits based on median home prices as mandated by President Bush's Economic Stimulus Act. The new loan limits are now calculated at 125% of the published HUD median prices with a maximum of $271,050 for FHA loans. The Fannie Mae and Freddie Mac conforming loans remains the same at $417,000 for a one-unit property. So how does this impact us in the North Texas region? HUD published that in this region, its HUD median price range is $187,000.

- 03/09/08 02:20 PM
A close friend asked me the Million Dollar question earlier this morning, "How Is The Frisco Texas Homes Market Doing? Really?" With a spark in his eye, he added, "I know the news is talking about how bad the market is doing, but how is it, really?" I smiled and answered, "Really.... if you really wanted to know, this is what I will tell you ...... There's really two kinds of homes here in Frisco TX, or the Dallas metroplex for that matter. There are those who sell within 30-60days and then, there are those who will be in it for

frisco home sales: Get Your Furniture At The Dump!
- 03/04/08 05:07 AM
The Dump - not a very sophisticated name for a furniture store. But if you are looking for furniture, it is the best place in the Dallas metroplex. When I visited this place back in February, I was drooling over their pretty furniture. Their prices are to-die-for. Where would you be able to find a great quality sectional suede couch that seats at least 6 and an ottoman for $700? The Dump has it!!! A client mentioned that her dining table that she had purchased from The Dump for $1,500 sold for over $3,000 at another furniture store. The exact same make and

frisco home sales: Time value of money in your closing costs
- 02/13/08 12:57 PM
You can now actually apply the principle you have learnt in the Finance class 101. Here it the gist of what Time Value of Money means to a buyer in a real estate transaction. In a real estate transaction, everything is NEGOTIABLE. We do not just negotiate on the price but the terms such as closing date, closing costs, option fee, earnest money and who pays for what in the transaction. Let's understand this Time Value of Money concept in terms of the closing costs. As a buyer, you can negotiate the closing costs ie Seller having to contribute to

frisco home sales: How losing weight is so similar to saving for a home
- 01/09/08 09:57 AM
As I was exercising this morning, I remembered how hard it was to remain motivated. It's so easy to just step off the treadmill and say, I've had enough for the day. Then I told myself, every step I take will get me closer to my goal of looking slim again. Ahhhhh........ Little did I realize (as I talk to myself, and dream a little, it helps to get my mind off the monotonous walk on the treadmill) trying to lose weight is very similar to save money for a home. Have a vision:My goal is to loose 28 lbs. I

frisco home sales: Advocate for a 100% Loan?
- 01/09/08 09:07 AM
Are you an advocate for a 100% loan to purchase a home? I'm sorry, not me. I've done that and I would never do it again. Back in the days when I was hyped out about using other people's money (OPM), I felt that having my money in my own pocket is much better than in yours. So, we got a 100% loan while we just have the money sitting in the bank. Looking back, that was not a very good idea simply because we ended up using the money to furnish a number of things in the house and these

frisco home sales: What's Going On In Panther Creek Estates?
- 12/12/07 05:10 AM
Panther Creek Estates (PCE) is a highly-sought after neighborhood in Frisco. Located on the north side of Frisco, Panther Creek borders Hillcrest to Coit and Eldorado Parkway to Panther Creek. Intermedco developed Panther Creek Estates in early 2004. Since that time, many builders have participated in building PCE. They are Buescher Homes, Mercedes Homes, Centex, Meritage Homes, Bowen Family Homes and the two latest builders are First Texas Homes and D.R. Horton. But it never fails to dampen my spirits about this listing I didnt get. Or should I say, I wished I was able to give my best to.I am not sad because I didnt have the opportunity to list. I am truly disappointed to know that the Seller whom I went out to try to
