This is one small piece to a much larger puzzle. Some pieces aren't necessary to grasp the happenings of the single family home market in Naples, Florida. I am not in the habit of utilizing the 3 year quarterly statistics for my reports, however, when I finished I could easily see that even with all that is going on in the World we're going to be okay.

Once you've lived here it's very difficult to get Port Royal out of your system. The history of Port Royal isn't a secret. It was One man's dream to develop an idyllic neighborhood for like minded individuals to enjoy for the ages. The centerpiece will always be The Port Royal Club. It's not the most luxurious but it is comfortable. It's not the largest although it is big enough to accommodate its limited membership. It is the most accomodating "Club" you will ever find in my opinion. And it's not the most expensive once you've leapt it's first hurdle toward membership.

Golden Gate is the buffer between what people come to Florida for today and what the pioneers came to Florida for over a century ago.  Centered between these times arose the 2nd land boom.  If you do nothing else, remember the names Julius "Jack" Rosen and his brother Leonard Rosen.  Naples has two diverse types of wildlife.  That of music, dining, dancing and that of swamp, alligator, panther, coyote and black bear.  Your choice is simple in Collier County, head West for the former and East for the latter.

Adjoining Rookery Bay is a beautiful and natural barrier island   known as Keewaydin.  At it's southern terminus is where locals gather to enjoy some fishing, food, friends and frolicking.  What makes this place such a perfect destination?  There are no restrooms!  No barbecue grills!  No picnic benches!  No cars!  No potable water!  No electricity and virtually no tourists!

How does the saying go?  Ask and ye shall receve.  Here the Sellers have been doing the asking and it shows.  There seems to be a nice tempo in place however it took a while to gain the traction.  It is a wonderful sight to behold and one that will need continued monitoring.  Expect to see a slight decline or simply a flat trajectory then renewed growth after the new year.  The shadow inventory remains lurking behind the scenes although anticipate a resurgence later in the 1st quarter and through most of the 2nd.  How deeply it may affect us here … (12 comments)

Uh Oh, it's Summer time and you know what that means?  ROAD TRIP!  Hopefully without that annoying song being sung in the background.  Look here as a compliment to my prior post about our pricing in Naples.  Granted that a few high end sales can affect the market in a huge way know that that segment has remained fairly consistent and has not skewed our overall database too much.  Measuring the spike to $195K at the 2nd quarter of '10 it's almost assuredly caused by sales of $14,000,000, $18,000,000 and another at or near $24,000,000.  Although not uncommon, with this happening in one month … (7 comments)

What a fantastic event this was, with huge kudos to Bellasera for creating and making it so!  A wonderful dinner, fabulous entertainment featuring Sinatra impersonator Ray Livosi and of course a slew of 22 winning creations of Pumpkin artistry.
And the OVERALL 1st PRIZE WINNER:

First Prize was a Gulf Coast Airways round trip flight from Naples Municipal Airport to Key West, Florida.

Not only am I feeling the pain I can hear it also.  The Condominium market in not just Florida, but throughout the US is reeling.  Writhing may be an even better term.  Half or more of our available real estate is condominiums.  The prices are fairly flat-lining right now and there is good reason for that.  The secondary home market is flooded with the "baby-boomers" ready to retire here andthere's also a contingent of buyers in the wings who realize this buying opportunity probably will not occur again in their lifetime.  They're looking at retirement maybe 10 years out as of now and are saying to … (0 comments)

Viewing the Naples, Florida real estate market from a year over year perspective is becoming less and less frightening each month.  What is easily seen here is a desire for Sellers to recapture more of their investment that is not quite yet readily available.  I have not included the total inventory of Collier County and am showing only activity in the single family home market.  We're still moving in the right direction, albeit just slightly less than the previous quarters result, nonetheless it's forward.

This is an excellent event for all ages.  Just because the topography is flat never means it's an easy run.

It is my belief that all Real Estate markets are seasonal to some degree.  When I look at the statistics here it gives a fairly good indication of a positive movement which normally would not be demonstrated at this level at this time of year.  In no way am I complaining about this and the realization is that we are far from a "complete" recovery.  This data simply confirms that as we progress toward our normally more active season our footing appears to be on much firmer ground.  I would be curious if you view your markets as R - rising, D … (6 comments)

Well, once again it appears that vacation time is over and we'll have to get back to work starting NOW.  It seems that our 2nd home market in Naples is nearing it's natural equilibrium.  The chart below shows the inventory at just under half of it's peak in the first quarter of '06.  The seasonal trend is easily visible here.  What cycles play a role in your market?

Now we're moving!  Very close to half of this quarters listed properties are also sold within 90 days.  The details are all starting to fall into place.  There remain a few caveats to consider.
