As a realtor / builder I have to deal with "the punch list" on a regular basis. Realtors are my best friend when it comes to helping us sell homes, but I think they are sometimes over the top on the punch list. I have never measured the water level in a toilet tank in my life until last week. I just had my website totally overhauled and it cost $5500.00, plus another 350.00 a month for promotion and web hosting. I am paying too much? Don't get me wrong I am seeing results, but at a pretty good price. Just looking for a little guidance from others. Thanks in advance for your input. I am always very thankful on April 16 because that is 364 until I have to write the big check. I love our country and I fancy myself very patriotic, but I hate paying tax on some many items. Tires, beer, guns, ammo, etc. are just a few of the item that I begrudge paying extra. I will be glad when someone can pull off a fair tax plan for the rich, middle and poor. I was really dreading the 1031 CE class today, but I pick up one real piece of information. I leaned about reverse 1031 where customer sell their home first, then buy another like property to replace it. I sold my neighbors a home in 2003 and they have now decided to list it with me, they should profit about 100k. The capital gains taxes on a federal and state level would really take a lot of the fun out of it. A reverse 1031 should save them all the capital gains om their investment property. Today at 9:00am, I am registered to attend a 3 hour 1031 exchange. The questions I have is,"Does anyone actually do them anymore?" I am needing credit hours or I think I'd probably cancel and take the day off and go fishing. The best part of this is that I didn't sign up for the post lunch advanced class, which would last another 3 exciting hours. Sometimes in this spinning world of deal or no deal, I forget what is really important. It is really easy to look at a stack of bills and get a little freaked out. To maintain my healthy state of body and mind I have to keep my mind , body and spirit all fit. 1.I start everyday with exercise for at least 1 hour. I also only drink water and lots of it. 2. I take time everyday to be thankful for all of my blessings. I also concentrate on the positive things I want to happen in my work, marriage, children, friendships. 3 .I read at least 1 blog or article about something good for me, maybe business or self-help. I don't have the answer for a great life, but I know these things can't hurt.

Part Time Realtors need to be eliminated from our profession. The only thing they do is muddy the water for the pros. They are the kid who is chosen last in a 4th grade dodge ball game. They may be great people, but our industry needs folks that have the education , experience, I investment and time to work with clients. Waterfront in North Georgia comes in several flavors. 1.Lakefront 2.Lakefront 3.Pond 4.Riverfront 5.Creekfront 6.Creekfront 7.Streamfront- Realtors in the area know the difference in types in waterfront, but at time advertise it differently. It only hurt the guy or gal who is on the selling side of the deal when classifications are not accurate. When a buyer is looking for a lakefront home and they find out it is a pond the deal usually goes south. Land prices in Blue Ridge Georgia have remained at the same level they were two years ago. I am glad that our price level is holding its own during a mild market slump. Our company has tracted pricing on a weekly basis for a two year period and we feel good about our business. We are seeing 50% more activity than this time last year. I am interested in finding out if clients care if their Realtors know about the area they service. Being a Realtor is easy 6 week school, pass a test, get signs and business cards and it is green flag racing. I am amazed every time I see a newspaper ad that is announcing the new and improved professional that are coming to town. In nature, things get a little crazy in the spring. I witnessed two 40 pound turtles mate in my pond. This was the first time I have ever seen turtles do anything that funny.
