This is not really a North Georgia Real Estate Report, but I thought it sounded like a good heading. I have noticed a little more activity her around Blue Ridge,Georgia in the last few weeks. I am getting a lot of folk looking on one end or the other end of the price range. I have two clients looking to buy now, but they both have vacation plans to go out of the country, so I am on hold. In Blue Ridge GA, there is not a whole lot of night life to enjoy with the exception of going to the Swan Drive In Theater or riding through the mountains to view the wildlife after dark. We decided to go to Cartersville BBQ Cook Off and it was great, I will be sure to be a regular for years to come. Yesterday one of my clients gave me a great idea. A Wii Bowling League, For those of you who do not know Wii is a video game that is virtual reality. Last night we started with a practice night and we didn't get done until about 1:00am. It was a bunch of fun and we didn't talk about Real Estate even once. In just about everyplace I have ever been, or worked at , had anything to do with it seems that 20 percent of the people do about 80 percent of the work. I am not just talking about my job as a Realtor in Blue Ridge,GA at RE/MAX Around the Mountains, but even at church and other areas of my life. I am very thankful that i live in Blue Ridge, Georgia! I am also very thankful that most all of the Realtors here are in one accord. I feel like North Georgia is an awesome place to be in this business, because of it's natural beauty and friendly people. The entire Real Estate Community has had it rough in Blue Ridge for the past 12 months, but I am noticing more and more interest from potential clients. I really never thought about how many points I had until this morning while reading the BLOG on another. I just crested the 30K mark, and I figured it take me about an hour to get 250 points. The fact that I love reading post and Blogs makes me spend even more time in the Rain. So, I am guessing that I am in the Rain about 2 hours a day, 14 hours a week, 728 hours a year. This week a contract was a first for me! I started and finished a transaction online and have never seen the person,yet. I really do hope that I get to look them eye to eye, but the bank didn't seem to care when they cashed my commission check , today. Yesterday, I got a call from a gentleman whom I had never met before wanting to look at my listing. I didn't think the listing was what he was looking for, so I proceeded to start driving around showing him some other properties. I sometimes feel a little over confident, some might even consider it to be cocky. In the words of Kid Rock" You know it ain't cocky if you can back it up", I back it up most of the time. My whole strategy is not to shot my mouth off if ther is no way to win. Confidence is the key to selling, Being cocky is not. I have to back away from the edge of cocky attitude on a daily basis. Life really goes by fast. I have went through a whole bunch of people who I have considered friends at one time or another. But tonight I noticed something a little different, My wife planned a Birthday Party for my 7 year old son. Several couples came and brought there kids to a place in Hiawassee, Georgia that is called funworld(this title only applies to those under 14 years) and it is like Chuckie Cheese on speed. I watch these people endure the foam factory,go-carts and about 300 screaming childern for 4 hours.

1.Visit Mercier Orchards in Blue Ridge, Georgia. Southern Living Magazine's favorite roadside apple market and a lot more than that. Great place to people watch and if you decide to spend some money you might want to consider a fried apple pie or some of the best apple cider you'll ever taste.

a good sign of summer being just around the corner. I am proud that the best apples in Georgia come from Fannin county Georgia. While Gilmer County claims to be the apple capital of Georgia, I must offer the challenge that quantity is not always the victor over quality. The area I live in has many cabins that are 20+ years old and most of them have a few issues. Most Home Inspectors(and I use that term kindly) only have a 2 week course of study and a certificate of completion from a RE school. There is no way they really know what to look for in a log home with a little age. I really feel uncomfortable when a customer will not ride with me. I don't think that I have any control of the sale,as a matter of fact, I have never closed a deal in this situation. I was really dreading the 1031 CE class today, but I pick up one real piece of information. I leaned about reverse 1031 where customer sell their home first, then buy another like property to replace it. I sold my neighbors a home in 2003 and they have now decided to list it with me, they should profit about 100k. The capital gains taxes on a federal and state level would really take a lot of the fun out of it. A reverse 1031 should save them all the capital gains om their investment property. Today at 9:00am, I am registered to attend a 3 hour 1031 exchange. The questions I have is,"Does anyone actually do them anymore?" I am needing credit hours or I think I'd probably cancel and take the day off and go fishing. The best part of this is that I didn't sign up for the post lunch advanced class, which would last another 3 exciting hours.
