Moving, for Seniors, can be especially stressfull. In many cases more stressful than for younger folks.Most have not Sold a home in many years, or have never sold. They don't understand the process and may find it especially confusing.All of us underestimate just how much "stuff" we have and when it comes time to pack and pitch....the pitch part is the most difficult for Seniors. Stephen Baker is a writer who works for Business Week. This evening I heard him on NPR talking about his Blog and his quest for page one in Google (I may be helping him with that!). Great News!! According to the May 26 Realty Times, Fannie May and Freddie Mac will be dropping their practice of 5% higher down payments in so called "declining" districts. They will be going back to uniform minimums as of June 1st. No matter where their property is located, all home owners whose application is approved and underwritten through the companies automated online system will qualify for the minimum 3% program. Those who will require manual underwriting may still qualify for the 5% down payment minimum. What makes it even more astounding....is that prior to 1985 private homes were only 17% of housing. Now estimates put ownership rates as high as 80% in the cities. A few weeks ago I attended a great lecture on working with Buyers. One of the points stressed was that if your Buyer is focused and knows what he/she wants, finding the right house in todays Market should be easy. The key is focus!
