According to the May 26 Realty Times, Fannie May and Freddie Mac will be dropping their practice of 5% higher down payments in so called "declining" districts.
They will be going back to uniform minimums as of June 1st.
No matter where their property is located, all home owners whose application is approved and underwritten through the companies automated online system will qualify for the minimum 3% program. Those who will require manual underwriting may still qualify for the 5% down payment minimum.

A new web site called AngryRenter was initiated under the guise of a "grass roots" effort by ordinary people! There is an online peteition to Congress protesting the bailout and the comments section is overflowing with angry people who feel they are being cheated by the Governments' proposal.

  Todays Realty Times reported that a Building Boom in China accounts for more than 100 billion square feet a year.
  What makes it even more astounding....is that prior to 1985 private homes were only 17% of housing. Now estimates put ownership rates as high as 80% in the cities.
  Now most of us probably wouldn't hold our own in the language department but I bet they could use us as coaches? After all they haven't had time to even start getting over their learning curve!!

  A few weeks ago I attended a great lecture on working with Buyers. One of the points stressed was that if your Buyer is focused and knows what he/she wants, finding the right house in todays Market should be easy.
  The key is focus!
  The suggestion was to give your Buyers a test...an assessment test! If you are working with a couple have them each take it separately...then compare results. You will be amazed at how many wants and needs they don't put equal value on! I now do this with each new Buyer Client!
