anaheim: 45 days or longer to close an FHA loan? - 02/19/09 01:15 PM
I closed a deal on a bank owned foreclosure in Anaheim, Orange County California today. It took the lender more than 45 days to close this deal. I was surprised to discover that even after my clients signed the loan docs, it still took two weeks to fund. Should we prepare all FHA buyers for the scrutiny of numerous lender conditions both before and after underwriter approval? Many things we had to send two or three times while waiting for the loan to fund. Have the banks laid-off all the productive workers? Are they really backed up so much that we … (7 comments)

anaheim: Don’t buyers have any rights? - 11/19/08 05:44 AM
Almost all of the offers that I have been writing these days are for bank owned foreclosures (REO). I've noticed that one of the ways the listing agents are sifting out some of the multiple offers (that sentence alone indicates how hot the market is right now) is by making the potential buyers jump through a lot of hoops. I still remember the look on the face of one of my colleagues when I discussed the fact that there were 70 offers on a property and the highest bids were about $70,000 above the listing price. I had a buyer that … (5 comments)

anaheim: Spare the air - should be lots of fun this Saturday in downtown Fullerton - 08/27/08 02:17 PM
Spare the air - should be lots of fun this Saturday in downtown Fullerton.
I'm always looking for a good cause, especially if it has something to do with the environment. This is not just a fresh air campaign, but should be a fun time to dance to some quality music and just enjoy the exciting atmosphere of downtown Fullerton.
Cristal Drake, a fellow Remax agent, turned me on to this event and I believe there are several people from the Remax of North Orange County who are going.

anaheim: Finding a great deal in a changing market. Buying Foreclosures. - 08/21/08 04:54 PM
I recently had a first time investor call me because she saw my name and number on the internet. I still haven't been able to figure out which key words she was using because she was just browsing the net thinking about buying a bank owned foreclosure property. She knew very little about the process because she's not originally from the US. We found the perfect two bedroom two bath condo in North Orange County (in the Anaheim, Fullerton, Placentia area) and we negotiated a sales price of $130,000. I just got back from the appraisal and home inspection today. Both … (1 comments)

anaheim: Excellent Caterers for North Orange County and Anaheim area - 08/07/08 07:23 AM
If you are interested in having any event catered, look no further. La Casa Garcia catered my wedding last weekend and they did a fantastic job. Talk to Frank Jr. and make sure that he handles all of your catering directly as he provides very professional service. They also have two restaurant locations in Anaheim.
La Casa Garcia also contributes to the Anaheim community by feeding 15,000 people every year for Thanksgiving dinner.
Here's their website: http://lacasagarcia.com/

anaheim: You need to move fast if you want to purchase a bank owned foreclosure! - 05/02/08 12:13 PM
If you're thinking about buying a bank owned foreclosure (REO) in North Orange County, don't wait any longer. There are numerous opportunities to purchase 3 bedroom houses (especially in Anaheim area) for under $400,000. Many first time home buyers are getting the chance of a lifetime considering that just a year and a half has passed and prices have gone from the mid $500's to the mid $300's. Buyers really need to have an experienced realtor that knows how to locate the properties on the day an REO hits the market and then negotiate an acceptable deal. I've learned from recent … (0 comments)

anaheim: Have we hit the bottom yet? - In Anaheim... YES!!! - 03/25/08 04:29 AM
In Orange County many people say, "No, things are going to get worse!" or "Realtors are always overly optimistic". When we see the numerous foreclosures and short sales, it does seem that the downturn is not over and prices will continue to fall. I say prices have fallen enough (40% to 50%) in Anaheim and Santa Ana that it's now time for buyers to jump in before it's too late. After all, when is the last time you could buy a two bedroom condo at $840 a month? With $10,000 down and a low 6% interest rate on a 30 year … (0 comments)

anaheim: What's the difference between a Bank Owned Foreclosure and a Short Sale? - 03/12/08 05:03 AM
I recently had a client send me an email with the question below:
Hi Aaron,
Can you tell me what is the difference between a bank owned foreclosure and a short sale?
That is a great question. The number of Bank Owned Foreclosures and Short Sales are increasing in Orange County, especially in Anaheim. A bank owned foreclosure is sold in "as is" condition, but the process of the sale is very similar to a traditional sale by a seller who owns the property. You are allowed to negotiate a price and terms of the sale just like a traditional sale. The nice thing … (1 comments)

anaheim: Anaheim foreclosures and short sales are causing Brookhurst Village Condominiums in Anaheim to plummet - 02/22/08 09:20 AM
Anaheim foreclosures and short sales are causing Brookhurst Village Condominiums in Anaheim to plummet (Address 1250 S. Brookhurst St., Anaheim, CA 92804). I remember showing the 2 and 3 bedroom condos for sale in the complex last summer and there were many properties for sale between $275,000 to $360,000.
Now, just 6 months later, there are 31 condos available, most of which are priced around $165,000 to $240,000!!!! That's a 40% drop in 6 months!!!!
Right now is the time to buy! With interest rates very low and sellers' willingness to pay for closing costs, you could break even compared to renting … (1 comments)

For the best Blueberry muffins in Anaheim check out DK's donuts on Euclid just south of La Palma (Address is 821 N. Euclid Anaheim, CA 92801. Ask them to warm it up. It's very sweet on the top and very soft in the middle. Maybe a little too sweet for many because the top is somewhat glazed.

anaheim: Monthly mortage is lower than monthly rent for a nice house - 02/05/08 07:15 AM
I recently leased a three bedroom house in Anaheim to my clients. These were three single guys, so they are not looking to buy right now. But I was thinking about the price ($2200 per. month) and I realized that with a really low interest rate for a 30 year fixed loan (5.25%) for a first time buyer, there are several three bedroom houses for sale in the same neighborhood that could be bought for less than $2200 a month mortgage. With 3% down or about $12,000, a person could take a $400,000 loan at a fixed rate of 5.25% for … (0 comments)

anaheim: California Primary Election is tomorrow! - 02/04/08 04:14 PM
Don't forget to vote tomorrow! The California Primary Election is February 5th. There's a lot of exciting choices this year. I decided to become a Precinct Captain this time, so you could see me walking around my neighborhood in North Anaheim reminding people to vote.
What's going to happen on Super Tuesday? I think Hillary Clinton and Barack Obama will be about even tomorrow and it looks like John McCain has an edge over Romney, Huckabee and Ron Paul.
Any predictions?
