mortgage: Loan officer, banker & broker - are they different? - 06/21/10 07:50 AM

Lending money and assembling a loan file to get the money are two separate things.  People who assemble your loan file are all called "loan officers." You can hire and pay the loan officer at the bank or hire an independent loan officer (mortgage broker) to complete this task for you.
Example: Take your car to the dealer (bank) or to an independent mechanic (broker).
Banks lend their money and only offer loan programs that they have.  They do not shop various lenders and do not have the flexibility to go to a diffferent bank to get money if your … (33 comments)

mortgage: May I ask, what's in your wallet? - 05/17/10 04:31 AM

In recent years, there has been an explosion in the number of credit card issuers and - perhaps more confusing - in the types of rewards being offered by those credit cards.  You not only need to consider the rate and terms of your credit card but also what rewards or other benefits it offers. The following information can help you consider what types of rewards are out there and which is best for you. Airline Miles: If you travel frequently, then maximizing your airline miles may be the very best reward. And if you primarily fly on a single … (19 comments)

mortgage: Face reality, you'll always be a renter - 04/14/10 02:59 PM
If the current opportunities and incentives aren't enough to get you serious about real estate then face reality, you'll always be a renter.  Well, maybe not always but you would've squandered an historical opportunity to make a nice profit from buying a home.  California residents who are in contract by April 30th 2010 will receive better incentives than most other States.

A lot of wealthy people created their wealth from real estate.  Why not follow their lead?  Most started with a condo or a starter home and kept buying. Imagine if you owned 3 rental homes free and clear, collecting … (70 comments)

mortgage: Do you enable the banks using TARP funds to pay huge bonuses? - 04/07/10 06:11 AM
Some choose to pay more for a mortgage at a bank because of trust. They know a big name, assume they can’t do much better and feel protected.  In my opinion those who do are enabling banks that took TARP money due to poor management and then paid themselves huge bonuses.
15 minutes could save you 15% on your mortgage fees.  A loan from a large bank could cost $30,000 or more over 30 years compared to a brokerage or small to mid sized lender. 100 million dollars was spent to place a name on the side of a sports stadium. … (3 comments)

mortgage: I've been told to LIE to my clients, or else. - 03/23/10 02:01 PM

Lie: A fiction; a fable; an untruth.

I’ve been told to lie to my clients, or else.  If I don’t lie, I  will be asked to pay thousands of dollars.  Lying is in the best interest of the consumer and is there to protect them. All honest mortgage loan officers must now lie about their loan charges.
The Mortgage Disclosure Improvement Act or MDIA requires that we include "seller transfer tax" and the “sellers cost” of owners policy for title insurance in the annual percentage rate (APR) on the truth in lending disclosure and new good … (14 comments)

mortgage: Rising home prices in Poway says Francesca Levy of Forbes. Tax credit expires soon! - 03/01/10 04:55 AM

Poway and many other communities are beginning to see values rise.  The fed is anticipated to allow the tax credit to expire and will stop buying mortgages from Fannie Mae and Freddie Mac.  This means mortgage rates will likely rise moderately, incentives for buying a home will expire leaving you with a more expensive transaction when buying a home.
Waiting for the housing market to hit bottom?  Many reports are indicating that the housing market in San Diego County has already hit bottom and homes are being bought quickly.  You'll see values increase before the rest of the economy … (4 comments)
