The year is more than half way over. For Logan Real Estate we have some good news, and some not so good news. Overall, real estate sales have been substantially up this year, but a lot of these sales can be attributed to the government tax credits, and their expiration happening in the first half of the year. There were a lot of buyers that made sure they bought during the first half of the year, that probably would have bought later in the year were it not for the $8,000 incentives. On Monday morning I got my normal new listing email telling me that there were 12 new home listings in Cache County Utah on Sunday. That is a ton of listings for Cache County standards, especially for a Sunday. Well it turns out that 11 of these homes for sale were brand new construction homes, and all of them were priced above $399,000, with one being priced at $1.8 million. At the end of last year the amount of real estate inventory in Cache County was improving. For year over year monthly sales there were less homes on the market compared with 2008. Even January had less Logan real estate inventory than a year ago. The amount of real estate inventory has more significance on future pricing trends than anything else. It is basic economic laws of supply and demand. If there are more homes and less buyers, prices will go down. If there are more buyers than Logan homes for sale, prices go up. For the first half of the year, Cache Valley Real Estate sales were down compared with 2008. During the third quarter, they were also down, but less down. Sounds a bit like the national unemployment statistics. The third quarter is traditionally has the highest volume of real estate sales in Cache Valley. Well during the third quarter of this year, Cache Valley Ut Home Sales were down 5.65%. 317 Cache County Homes sold compared with 336 during the same period last year. Real Estate sales along the Wasatch Front from Davis County to Provo appear to be on the rise. Real Estate in Ogden, Box Elder County, and Cache Valley on the other hand look like they still have some work to do. It's still a buyers market here, and looks like it will continue to be for the rest of this year. The deceiving thing is that Real Estate in Northern Utah never really boomed, and it also never really crashed. Right now there are 775 residential Cache County Homes listed on the MLS right now. According to my records, this is nearly a record. In October at one point we had 778 residential homes for sale. This is good news for home buyers, but not what you want to hear if you're trying to sell a home in Cache Valley. If the number of homes on the market continues to rise, we can expect a declines in home prices for most price ranges. In Cache County, home sales were down, home prices are up, and surprisingly, interest rates are also down.The national housing economy has taken some interesting twists. Defaults and Foreclosures are up, Sub-prime is a thing of the past, and the economy looks like it may soon be in recession as result of the housing extremes. Over the last three months Cache County home sales have been down 18% (392 single family homes sold in 2006 vs 320 in '07) compared to the same time period in 2006. The amount of homes on the market has gradually increased from a low of 411 on July 4th, to a high of 522 on October 26th. This amount may have peaked as the number of homes on the market has hovered around 520 single family residences since that mark.The homes presently on the market have been on the market for an average of 81 days. The Logan Utah Real Estate market is slowing. Not stopping, just slowing. September 2007 market the first time in 7 months that there were less than 100 single family homes sold in Cache County. In 2006 there were 126 homes sold in the month of September vs. 96 this year. A decrease of nearly 25%. Inventory of availabe homes for sale is also on the rise. As of October 5th there were 503 single family homes on the market in Cache County. In June there were less than 400.
