The year is more than half way over. For Logan Real Estate we have some good news, and some not so good news. Overall, real estate sales have been substantially up this year, but a lot of these sales can be attributed to the government tax credits, and their expiration happening in the first half of the year. On Monday morning I got my normal new listing email telling me that there were 12 new home listings in Cache County Utah on Sunday. That is a ton of listings for Cache County standards, especially for a Sunday. Well it turns out that 11 of these homes for sale were brand new construction homes, and all of them were priced above $399,000, with one being priced at $1.8 million.

At the end of last year the amount of real estate inventory in Cache County was improving. For year over year monthly sales there were less homes on the market compared with 2008. Even January had less Logan real estate inventory than a year ago.
The amount of real estate inventory has more significance on future pricing trends than anything else. It is basic economic laws of supply and demand. For the first half of the year, Cache Valley Real Estate sales were down compared with 2008. During the third quarter, they were also down, but less down. Sounds a bit like the national unemployment statistics. The third quarter is traditionally has the highest volume of real estate sales in Cache Valley. Real Estate sales along the Wasatch Front from Davis County to Provo appear to be on the rise. Real Estate in Ogden, Box Elder County, and Cache Valley on the other hand look like they still have some work to do. It's still a buyers market here, and looks like it will continue to be for the rest of this year.

Right now there are 775 residential Cache County Homes listed on the MLS right now. According to my records, this is nearly a record. In October at one point we had 778 residential homes for sale. This is good news for home buyers, but not what you want to hear if you're trying to sell a home in Cache Valley.

The Logan Utah Real Estate market is slowing. Not stopping, just slowing. September 2007 market the first time in 7 months that there were less than 100 single family homes sold in Cache County. In 2006 there were 126 homes sold in the month of September vs. 96 this year. A decrease of nearly 25%.
