In the last six months 45 homes sold in Providence. These Providence Utah Real Estate listings had a median price of $234,000, average price at $256,029, and were on the market for an average of 100 days.

Logan Utah is ranked nationally for housing appreciation. 15th infact. This is more of a reflection of the struggling state of the housing economy nationally than it is of the stellar appreciating Logan Utah Real Estate market. Nevertheless, relative to most of the nation our market is very stable and it is a great time to buy homes or land in Logan Utah.

Did housing appreciate too fast in Utah County the last few years? Is the market over priced? Will there be a decline in home sales this year?
From January's sales stats, this just may be the case.
There were 269 single family houses sold in Utah County in January. Almost half as many as the 452 sold last year. In addition, the average sold price is down almost 10% over '07's stats. $241,136 vs. $265,231 last year. Utah was one of the bright spots for a weak national real estate economy in '07. While many local areas had price declines, Utah had double digit price appreciation. Three Utah Metro's were in Business Week's top five for highest appreciation for the third quarter. When foreclosures went up throughout the nation, they went down in Utah.

utah: Utah Foreclosures down 26% - 10/30/07 08:26 AM
I was just reading in Realtor Magazine and according to the National Delinquency Survey, Mortgage Bankers Association Utah foreclosures were down 26% for the 2nd quarter of 2007. Obviously this is a little old as the second quarter ended in June, but those are some pretty impressive numbers. Utah lead the next highest state New Mexico by 17%. 
Is this just due to rapid price appreciations, or have Utahns actually developed a little more discipline and are making smarter financial decisions? Did Utahns not have as many risky loans?

I have been asked to tell a little bit about things to know about remote location to Cache Valley so here are a few things to know....
Home Construction in Cache Valley and Utah is different than in many other parts of the country. Many homes have basements, although in newer homes they are usually unfinished. This square footage IS included in the total square footage on the MLS. Some parts of the valley cannot have basements because the water table is to high and they would flood.
