Last year, even with gorgeous interest rates and discounted prices, it was tough to get home buyers off the fence. Getting a “bargain” became more importaa bit more willing to paynt than getting a good home. If the first two months of 2012 are a true indication, buyers this year seem to acknowledge that these phenomenal rates won't last forever and nor will these low prices. Buyers seem ready to buy this year!

Despite national and state-wide news to the contrary, our extended Berkeley area market feels quite active, with lots of new buyers hoping to take advantage of record low mortgage rates. We continue to suffer primarily from a dearth of desirable inventory. The most attractively presented, well-located homes continue to attract multiple offers. All-cash offers seem to have tapered off as one would expect with the low rates, but we still hear of one or two each week, usually in one of the multiple-offer scenarios. We've all heard about the "shadow inventory" of distressed homes, that large number of properties that may dump into our market at any minute from the banks' stash of foreclosed properties, commonly called REOs. It's impossible to know how much of an issue that will be in this area. Below I show the distressed property activity in the areas I cover since the beginning of the year. The Berkeley numbers remind us that we are not unscathed. Seven of the 21 foreclosures were in North Berkeley and the hills.

Median Home Price, Single Family Homes for sale in Berkeley CA July 2010 and the Berkeley CA Real Estate Market Update August 12, 2010
As I took our snapshot of the Berkeley real estate market this month I saw some decrease in median price of the active listings, but a substantial decrease in the sold prices from June to July of this year. Overbidding continues on the most desirable homes, taking the median sold price 5.5% over the median list price for single family homes. Distressed properties now make up a surprisingly high percentage of the active single family homes at 23%.

Inventory picked up, as did the sense of optimism in the Berkeley, CA real estate market last month. Many first time buyers were out, trying to get into contract before the April 30th deadline to capitalize on both the Federal and State home buyer credits.
Total supply of inventory in Berkeley for single family homes remained unchanged at 2 months.
Days on the market grew from an average of 22 in March to 31 in April. 

Median sales price for Berkeley, CA was down 7% from two years ago. But at $722,500 that was a 20% increase from the April … (5 comments)

Usually when I analyze sold data for the Berkeley, CA real estate market, it reinforces what I’ve experienced as a REALTOR® representing both buyers and sellers in this East Bay area. Not so with the first quarter results for 2010!
As our spring market evolved in 2009 we all were painfully aware of extremely low inventory. First quarter of 2009 saw a total of only 55 single family home sales. This year it feels as if we have a bit more inventory (a total of 72 sales), but we also have significantly more buyers. I would hope this would be true, … (0 comments)
