buyers: We thought we knew what we were looking for .... - 02/11/13 11:04 PM
We thought we knew what we were looking for proclaimed my buyers.
This is a common response when buyers find a home they love that’s a good bit different than what they originally expressed.  What they thought they wanted was a two story with the master down, what they purchased was a single story with a nice split floor plan.  We as Realtors see this play out all the time, we conduct an initial consult with our clients to understand the flavor of their priorities.  We need to understand a price range a “needs lists” and a “wish list” this … (112 comments)

Albuquerque Realtor John McCormack Brings Buyer

7215 Sol Poniente NW Albuquerque NM 87120

I received a sign call on a Sunday morning wanting to see one of my listings within 15 minutes.  I told the caller I could be there in 20.  After meeting and showing the home they decided it didn't really fit their needs.  They were going to go looking around some more.
I carefully explained to the home buyers they did not need to drive all over town looking for those For Sale signs.  After explaining how they could simply share with me exactly what … (47 comments)

buyers: Don’t be house poor, buy what you can afford. - 11/16/12 10:14 PM
Don’t be house poor, buy what you can afford.Just recently I was speaking with a young couple and they had just returned from their big box bank.  They were so excited to learn they had been approved for a good bit more than they had originally anticipated.  I could easily see they were armed and ready to spend the max.  I really wanted to share in their excitement but I am going to be their Albuquerque Realtor and they needed some solid guidance going forward.  Obviously this is great news and you’re now pre-qualified and ready to proceed but consider this. … (106 comments)

buyers: Home Tours and Cold Beer - 10/25/12 11:09 PM
Home Tours and Cold Beer! Back in the earlier days of my real estate career I had connected with a couple via my website from Kentucky, we communicated back and forth over a couple of months regarding wants, needs and homes of good potential.  They ultimately set a date, flight schedules and hotel itinerary.   I was geared up and ready for a lengthy tour of about 20 homes all in the nearby Sandia Mountains.  These folks were looking for a mountain property which can be a challenge but I was determined to help them find their dream home.   I arrived … (69 comments)

Finish The Ball Game or Show The Home...
Saturday I was enjoying an SEC college football game between the Georgia Bulldogs and Tennessee Volunteers.  This was a highly anticipated contest between the two schools and one I was looking forward to watching, I had cleared my Saturday for the game and some deserved  down time. The game was fast paced, high scoring and close. Second quarter I glance down at my phone and notice and email notification from my website. Someone ( not anyone I had ever met ) wanted to see a home (not one of my listings) My showing … (61 comments)

buyers: Yep, I said it, I did it and I do it often! - 08/15/12 11:02 PM
Yep, I said it, I did it and I do it often!I showed a home today but the buyer wasn’t pre-qualified. SAY WHAT?  Yep, I said it, I did it and I do it often!  I realize many see this as a  Realtor cardinal sin.  I have a different spin on this subject of showing a home to a buyer without a pre-qualification.  When I advertise my name and services all over creation including my websites, yard signs, ActiveRain etc. I do it to be found, to be recognized, to be trusted and to be THE REALTOR that gets THE CALL. … (105 comments)

buyers: Do You Share ActiveRain Comments With Your Clients? - 04/10/12 06:03 AM

Do you share ActiveRain comments with your clients?

When you advertise your home listings on AR do you share ActiveRain comments with your clients?  We email listing clients links to all marketing that their home is placed on so they can actually see and know I am working (hard) for them.  I’m not lazy and  just tossing one photo and a couple of sentences on the MLS and calling it good.  I am pushing their home as hard and as far online as possible.  As Realtors we know and do our best to educate our home sellers that … (74 comments)

buyers: Now I’m Walking Tall With My Head Held High - 10/21/11 05:01 PM
Now I’m Walking Tall With My Head Held HighReflecting back on the past week it has carried it's share of stress and anxiety. Admittedly I even had my Albuquerque Realtor tail feathers ruffled once or twice.  With that being said I am glad to have three separate Albuquerque home buyers under contract.  Looking back I can be proud of how I conducted myself this past week even with a few extra squabbles. Now I’m walking tall with my head held high.
How are your Feathers this week?

This post comes via Erika Ramus.  Please drop by and leave your remarks and input with Erika Ramus she will appreciate hearing from you.  Make it a great day in all you do!
I read a post online from a writer who was warning buyers about the dangers of working with a real estate agent. So here is my reply to that post. I'm not going to link to it because I don't want to give the writer any good SEO or “google juice” from a link. But you can guess what he said as the “gospel truth” by my 5 … (0 comments)
