Fortunately for my business there are not too many crawl spaces associated with the majority of the homes inspected. Crawling around a confined space with protective coveralls, gloves, bump cap and respirator in the middle of a hot Georgia afternoon is not something I look forward to (not to mention the snakes, spiders and other critters sometimes found). This is Tess...I was doing an insurance inspection at a burnt out house and "Tess" was a stray kitten living in the charred remains. As I was accomplishing my inspection she followed me around and allowed me to pick her up (something wild kitties usually don't allow). With the temperatures finally falling in the Macon, Georgia area we have some maintenance considerations to address if we are using a heat pump. Heat pumps are the most numerous source of air conditioning and heating in our area. The unit is very efficient in temperatures above 35 degrees but as temps fall below 35 degrees, the unit relies more on the electric resistance coils for heat. Many home buyers and real estate agents are puzzled when I use the word efflorescence. What is it and is it a problem? Here is a quick explanation: Efflorescence is caused when soluble salts and other water dispersible materials come to the surface of concrete and mortars. It's induced by low temperatures, moist conditions, condensation, rain, dew, and water added to the surface of fresh concrete to assist troweling. I have had the pleasure to inspect many properties.....from 5000+ sqft. mansions to 900 sq ft homes. Today was fun because it was one of those jobs that is just challenging. This duplex would be a great model for a home inspection school to buy as a model for their students to practice on. Every single system and component in this duplex required comment.
This home had originally been plumbed with polybutylene tubing. As many of you know this tubing has been found as defective and requires replacement.....well, the owners must have taken the money from the class action lawsuit … (13 comments)

Just wanted to share a few things that will speed the home inspection along for you. Ensure all utilities are on, Clear an area in front of the electrical service panel. Must be a minimum of 36" wide and 36" deep. This means no washers or dryers left in front of panel. Pets are kept away from inspector. Governor Sonny Purdue vetoed HB 1217 which was to require licensing and set out training requirements for Home Inspectors. Part of his reasoning was that his preference "is for the market--not the State--regulate as many of our industries as possible. Thus, in order to not supplant the good work of our free market with taxpayer funds, I VETO House Bill 1217." When I first read this I said to myself....what???? If that was a valid reason, no business should require licensing. I know I'm preaching to the choir here, well at least part of it, but why aren't more sellers getting pre-listing home inspections? Of all the biggest no-brainers in selling a home there are, I think that the pre-listing inspection has to be ranked up near the top along with curb appeal checklists and cleaning the carpet!
