inspection: The Plight of a Super Hero - 01/09/09 11:23 AM
My family and I were watching one of the Batman movies last night and I found myself relating my own experience as an inspector to that of the Caped Crusader. No, not the part where he fights off all the bad guys then races off with the lovely lady to his bat-cave for some light conversation. It was the part that happens very often in super hero movies, where the hero does something (in the name of defeating evil) to cast a shadow over his reputation, becoming a misunderstood outcast from those he protects.
Well folks...that's me and one of the … (7 comments)

inspection: Company Mascot - 11/24/08 11:35 AM
Just wanted a little feedback on a potential company mascot.

This is Tess...I was doing an insurance inspection at a burnt out house and "Tess" was a stray kitten living in the charred remains. As I was accomplishing my inspection she followed me around and allowed me to pick her up (something wild kitties usually don't allow). As I was gathering up my tools the homeowner asked me if I wanted her. I already have a cat (he's blind) and 3 dogs but this little bobtail kitty was definitely something special.
I did not take her with me. My wife … (1 comments)

inspection: How a commercial property inspection differs from a residential home inspection (Basics) - 11/16/08 01:35 PM
One may wonder what the differences in inspection practices are between a residential home and a commercial use building. A major difference is the standards of inspection and the accepted guidelines that are used. The most widely used standards for home inspections are from NACHI or ASHI. While using these guidelines an inspection usually will take between 2 to 4 hours and an average fee is $300.
A commercial property inspection is known as a property condition assesment or PCA. A PCA follows the ASTM E2018 guidelines. These guidelines are approximately 25 pages long and cover everything from the scope of inspection to how to … (0 comments)

inspection: My Job is so Fun! - 09/24/08 11:38 AM
I have had the pleasure to inspect many properties.....from 5000+ sqft. mansions to 900 sq ft homes. Today was fun because it was one of those jobs that is just challenging. This duplex would be a great model for a home inspection school to buy as a model for their students to practice on. Every single system and component in this duplex required comment.

This home had originally been plumbed with polybutylene tubing. As many of you know this tubing has been found as defective and requires replacement.....well, the owners must have taken the money from the class action lawsuit … (13 comments)

inspection: Recent inspection brought up stair safety issues. - 09/17/08 09:44 AM
I recently inspected a two story home that was approximately 23 years old. This home was a duplex in a neighborhood of duplexes which was my first clue. These homes were put together in haste and the craftsmanship proved it. There were many items of concern in this home but the stairs were the most concerning to me since there were to be children moving into the home. A young child (or elderly person) would have difficulty with the stairs as they were not of the same height, very slick and the handrail was loose.
Take a look at this stairs … (2 comments)

inspection: Mold Inspection Service for Georgia - 09/05/08 10:45 AM
Mold spores are found everywhere in our environment and we are constantly exposed to them. High concentrations of any mold in living or work environments must be considered unacceptable because of possible health problems or structural damage. If mold is present, it is important to answer the questions: "What kind?" and "How much?" The purpose of sampling is to collect samples for lab analysis to answer these two questions.

Mold may be identified under a microscope by trained technicians. The analysts identify spores and structures of the molds from collected samples, to find out the kind of mold. Air samples … (2 comments)

inspection: Best Pool Inspection Service in Georgia! - 09/05/08 08:08 AM
A special emphasis is placed on identifying safety risks associated with pools and spas. Pool and Spa inspection consists of four phases that are covered: inspection of the pool/spa placement and protection fencing, inspection of the pool/spa shell (the vessel) and coping, inspection of the equipment, including gas and electrical connections, and function test of equipment.
Here is an abbreviated list of some of the things I look at while inspecting you pool and/or spa.
Barrier requirements for fencing, gates, doors and windows. Equipment including pumps, motors, filtration systems, blowers, heaters, valves, chemical systems, piping and their related components; signs and … (7 comments)

inspection: Quick Checklist for Those Getting a Home Inspection - 09/01/08 03:32 PM
Just wanted to share a few things that will speed the home inspection along for you.
Ensure all utilities are on, Clear an area in front of the electrical service panel. Must be a minimum of 36" wide and 36" deep. This means no washers or dryers left in front of panel. Pets are kept away from inspector. I love animals but like the post-man, pets can turn on strangers in a heart beat so please just keep them in a secure place. Ensure everyone in home is aware that an inspection is going on and the inspector will be going … (2 comments)

inspection: Home Inspection-Thermal Imaging question - 08/31/08 03:04 PM
A question for all my Realtor Friends....
Have any of your clients been asking for thermal imaging (infrared thermography) services during their home inspection?
This relatively new technology is the all the buzz amongst home inspectors for many good reasons. The technology allows us to see through walls and identify defects that we could not see otherwise.
I am looking for some feedback on this service. I would like to incorporate it into my business if it is in reasonable demand.
Thank you.

inspection: Pre-listing (Sellers) Home Inspections...A Step Beyond - 08/29/08 11:28 AM
I know I'm preaching to the choir here, well at least part of it, but why aren't more sellers getting pre-listing home inspections? Of all the biggest no-brainers in selling a home there are, I think that the pre-listing inspection has to be ranked up near the top along with curb appeal checklists and cleaning the carpet!
Here are some points to ponder if you still don't get it:
Can help you realistically price the home. Can help you substantiate a higher asking price if problems don't exist or have been corrected. Provides a third-party, unbiased opinion to offer to your potential … (11 comments)

inspection: Helpful Tips to Avoid the Home Inspector "Deal Killer". - 08/29/08 09:29 AM
Hello to all,
I would like to share some information with my favorite people....Realtors! I can say that without being struck down because I am engaged to one, LOL. The reputation that Home Inspectors have throughout the real estate community is one of being a "Deal Killer" or a "Schmuck-in-a-Truck", and some of that criticism is probably well earned. Once a Realtor has found an Inspector who doesn't scare the bee-Jesus out of their clients with his/her flowery expletives concerning the age of the roof or the tangled mess in the electrical service panel, they want to hold on to him/her for life! I … (8 comments)
