      <title>Beware Craigslist Scammers!!</title>
      <description>Attention: Please be aware that scammers are taking your online listing information and MLS photos in order to create fake rental ads on Craigslist. They are creating these in order to scam consumers out of their “initial deposits” to rent the property.
This week our office has had multiple agents reporting that their listings were created into fake ads and posted on craiglist as properties for rent by the “owner”. These scammers will usually provide just an email as they are hard to trace and wait for consumers to contact them regarding the ad. These are typically priced very attractively so as to scam multiple consumers. Once a consumer reaches out, the “owner” will respond to the email and explain that they are out of the country and unavailable to meet face to face or to show them the interior. They also may tell you that the home was either recently purchased or recently for sale and they decided to rent the property instead, thus explaining the Realtor's sign. They will ask for personal info and lure you in to send them a deposit to hold your reservation.
Agents: Protect your clients, yourself, and the general renting public by searching for your listings on Craigslist and flagging and reporting these thieves right away. There are links on craigslist about how to report this. Agents have said that renters have called them at the last minute(i.e. RIGHT BEFORE THEY WERE GOING TO WIRE THE MONEY) to confirm the home was for rent.
Renters: If is seems to good to be true, it probably is! Craigslist will tell you to never send a deposit via a wire and never send any deposit without seeing the interior. Protect yourself or you may find yourself unwittingly giving your money to these theives!

      <title>What is a Short Sale?</title>

What is a short sale?
To put it simply, a short sale is an agreement of terms in which the lien-holders of a loan on a home agree to accept less than the amount that is owed from the borrower on the home, through an offer by a 3rd party buyer. The inability to pay the remaining debt is usually a result of financial hardship on the part of the homeowner, accompanied by a substantial decrease in property value. This is seen as a less detrimental alternative to letting the home be foreclosed on.
To explain it in real-world terms, it is a 3 to 12 month+ dogfight between the borrowers, the lien-holders, the buyers, and the agents to push this short sale through. People lose patience, money, hair, and sometimes their sanity during the process of working a tough short sale. However, to help a seller get out from under a mountain of debt they cannot pay and to assist a buyer in finding their perfect home, its what we do at Century 21 M&amp;amp;M and Turlock Homes.
Lets break it down with a very simple, common scenario. Mr. Smith has been laid off in a very tough economy where finding a new job is tough. He is very diligent but unsuccessful and has burned through his reserves and is starting to slip on his bills. Mr. Smith also bought a home using two loans to get 100% financing back in 2005, the height of the typical CA market. Mr. Smith has fallen behind on his mortgage and has little option but to try and short sale his home or let it be foreclosed on. Mr. Smith enlists the help of Adam Dalton,Turlock Homes and they list the home at a competitive price as a short sale.
At the same time we gather Mr. Smiths financials:
-Most current bank statements
-Last pastubs
-Last 2 years tax returns
-A well written letter explaining Mr. Smith's situation over the past months and a clear request to allow an attempt at a short sale. This is called a hardship letter.
-Different banks will also request other forms so be ready for that.
We also need Mr. Smith to sign a Letter of Authorization letting the lien-holders know that Mr. Smith gives Adam Dalton,Turlock Homes his permission to speak to them on his behalf in regards to the short sale. This is sent in at the beginning of the process so that when an offer comes in, the lein-holders are aware that you exist and a short sale is being attempted.
Mr. Jones has found Mr. Smith's house to be a perfect fit for him and puts in an all cash, full price offer. Mr. Smith accepts and signs off on the offer. Should be a lock, right? Nothing in a short sale is easy or guaranteed (first lesson of “Short Sale Fight Club”). Now the offer the estimated HUD, and the sellers financial packet go to the banks to be processed.
After processing, the file is, hopefully, assigned to a negotiator from each lein-holder. Now keep in mind that both liens are going to lose money, how much is the variable. Now the listing agent must get the 1st lien and the 2nd lien to agree on terms of the short sale and get the 1st(senir) lien to make an offer to the 2nd(junior) lien. If either bank refuses to sign off on terms, you do not have a successful short sale if you cannot resolve their issues. If both banks agree to the price and terms of the offer, how much money each will net from the sale, and agree to fully release the owner from financial responsibility, then you are on your way to having a successful escrow and a successful short sale.
This is a very simple and uncomplicated version of a short sale. Multiple factors exist in each step and any Realtor who doesn't learn something new from each short sale isn't doing something right.       <title>Upcoming FHA Loan Limit Cuts, will this affect you?</title>
      <description>&lt;img src="http://turlockhomes.files.wordpress.com/2011/09/question-money.jpg?w=150" style="border: 0pt none;margin:3px;float: left;"&gt; Starting October 1st, if you are looking at trying to buy a Turlock home with an FHA loan, you may have to lower your expectations a little. At the end of the month, FHA loan limits will drop in Stanislaus from $423,750 to 276,000...nearly -$150,000 difference!
Loan apps with an FHA case number assigned on or after October 1st will be subject to the new limits. The current FHA loan limits have been in place since 2008, when they were passed as part of the Emergency Stimulus Act. FHA loan limits will drop to 115% of local area median home price with a cap of $625,500.
While the majority of the country will experience little to no change, if you are looking to buy in central to southern California, chances are your limits will dip by $50,000 or more with many counties like Stanislaus, Merced and San Joaquin dropping between $145,000 - $200,000 respectively. What does this mean for you. Well if you are currently looking to purchase a Turlock home with an FHA loan and you want to put the standard 3.5% down, your price range will now top out at about $286,000.

      <title>USDA Loans - 100% Financing</title>
      <description>&lt;img src="http://turlockhomes.files.wordpress.com/2011/09/usda.png?w=148" style="margin-left: 3px;margin-right: 3px;float: right;"&gt;It may not be widely know, but the potential for a 100% financing loan is still available. Backed by the U.S. Dept of Agriculture, the Rural Housing Service has 100% financing for you to use to purchase a home. USDA offers direct loans as well as guaranteed loans to individuals who meet their eligibility requirements and are purchasing homes that meet specific criteria. In order to be eligible for a USDA loans, the household must meet certain income guidelines. Also, the home must be in an eligible rural area as defined by USDA. You can find their service maps or search by specific property HERE. While homes in larger cities in the area such as Modesto and Turlock will not typically qualify, much of the surrounding areas such as Oakdale, Hughson, and Denair have eligible properties. As of October 1, 2011, USDA loans will have a built in .30% annual fee attached for the life of the loan. This will be increase the average loan by about $17/month for every $100,000 borrowed. In addition, the up front cost to obtain the loan will be decreased.

      <title>CA new home buyers can receive a $10,000 tax credit from the state</title>
      <description>Attention CA home buyers:
Everyone is hearing of the $8000 federal tax credit applicable to first time homebuyers across the nation. Well now the state of California has signed into place a new, state specific tax credit of its own.
As of March 1, 2009 CA homebuyers who are eligible can receive TWO tax credits, totaling up to $18,000, if they choose to purchase a new home in the state of California. The state will be giving up to $10,000 (or 5% of purchase price, whichever is less) tax credit to purchasers of new, previously unoccupied homes. There are restriction so be sure to check out the link.A few basics:- you must be planning to live in the home as your primary residence for two years- you DON'T have to be a first time homebuyer ( you do for the $8000 from federal plan)- it will be credited at $3,333 for the next three years- once the $100,000,000 earmarked for this project is gone, there will be no more credits available (if the average new home sells for $200,000, that means only 10,000 homebuyers will be able to apply for the credit) so don't wait too long if you are on the fence!

      <description>&lt;img src="https://activerain.com/image_store/uploads/2/4/6/6/9/ar120431517096642.jpg"&gt;Although it is still the middle of winter, locally, our least favorite summer pests have begun their assault and our vying for our blood.  The nice weather and the moist ground have brought about the early on-set of mosquito season here in the central valley.  Reports from other agents and from my own experiences while out showing this week have left their mark, literally.  Its time for agents to get their "OFF" ready for themselves and their clients if they are going to be out in the field for any amount of time. From the Center for Disease Control here are some preventive tips:Protect yourself from mosquito bites:Apply insect repellent to exposed skin. Generally, the the more active ingredient a repellent contains the longer it can protect you from mosquito bites. A higher percentage of active ingredient in a repellent does not mean that your protection is better-just that it will last longer. Choose a repellent that provides protection for the amount of time that you will be outdoors. Repellents may irritate the eyes and mouth, so avoid applying repellent to the hands of children. Whenever you use an insecticide or insect repellent, be sure to read and follow the manufacturer's DIRECTIONS FOR USE, as printed on the product. Spray clothing with repellents containing permethrin or another EPA-registered repellent since mosquitoes may bite through thin clothing. Do not apply repellents containing permethrin directly to exposed skin. Do not apply repellent to skin under your clothing. When weather permits, wear long-sleeved shirts and long pants whenever you are outdoors. Place mosquito netting over infant carriers when you are outdoors with infants. Consider staying indoors at dawn, dusk, and in the early evening, which are peak mosquito biting times. Install or repair window and door screens so that mosquitoes cannot get indoors. Help reduce the number of mosquitoes in areas outdoors where you work or play, by draining sources of standing water. In this way, you reduce the number of places mosquitoes can lay their eggs and breed.At least once or twice a week, empty water from flower pots, pet food and water dishes, birdbaths, swimming pool covers, buckets, barrels, and cans. Check for clogged rain gutters and clean them out. Remove discarded tires, and other items that could collect water. Be sure to check for containers or trash in places that may be hard to see, such as under bushes or under your home.</description>

      <title>Drowning in the middle of Phoenix</title>
      <description>As I drove around today, I had my station tuned into 680 KNBR listening to the Giants/Cubs exhibition team wishing that the A's were a larger market team in my area so their game against the Brewers would get picked up.  So anyway, as I laughed at the Giants as they seemed to be lost on how to get people out and let 8 runs score in the first 3 innings, little did I know that my beloved A's were also drowning in the middle of Phoenix.  A lackluster showing with only 1 run scored by a solo homer from Dan Johnson, the A's left everyone else on base after 10 hits.  Vets Mark Ellis and Jack Hannahan each had a pair of hits, and newbie Carlos Gonzalez picked up 2 as well.  Final score 7 to 1.  Joe Blanton allowed 6 earned in the first two innings with 3 SO and 1 BB.  They will face off against the Brewers again tomorrow, same bat time, same bat channel.</description>

      <title>We Own The Night - New DVD release</title>
      <description>I had some nice rest this President's Day weekend and got to watch a good share of movies.  The latest one was "We Own the Night" with Joaquin Phoenix, Mark Wahlberg, and Robert Duvall.  I believe it was supposed to be set some time in the late 80's (best guess) in Brooklyn.  The premise is Robert Duvall, who plays the chief of police, has two sons.  One is moving up in the ranks of the department (Wahlberg) and one is the right hand man of a popular night club owner that is ripe with shady dealings.  I can't really say much more without giving away part of the story but the russian mafia and drugs are involved so it is definitely full of action.  I thought that it was really well done and had some good twists to keep the viewer engaged.  Probably not for the younger audience, there is a lot of drug use, violence, language and sex sexual content.  Happy viewing!</description>

      <title>How's Spring training going for your favorite team?</title>
      <description>&lt;img src="https://activerain.com/image_store/uploads/9/7/9/9/0/ar120339540509979.png"&gt;Not quite a week in and there is a lot of positive feelings flowing throught the Oakland A's spring training camp.  Most everyone who will check in have checked in, pitchers are working off the mound, and Bob Geren is hopefully learning all the names of his newbies. Some of the highlights being reported:A's newest starting catcher, Kurt Suzuki has bulked up over the off season and is a bigger, more agile backstop that he was last year after he took over starting catcher in the wake of Kendall leaving.  He is making strides as a catcher and a team leader.  According to Geren, the pitchers are happy to throw to the young vetand to receive his feedback.Jack Cust has also bulked up and is working hard to imporve his skills as the team's returning DH.Harden and Blanton are throwing well, Gaudin is stretching it out and will be throwing off the mound in March.Justin Duchescher will likely be added into the starting rotation along with Chad Gaudin and Rich Harden.Announcing his retirement from the game, Jeremy Brown (of catching and Moneyball fame), he was replaced with Matt Lecroy as a minor league catcher who could possibly be brought up at some point..The 40th anniversary of the Athletic's being in Oakland could surprise a lot of people.Anyone who has a chance, check in with some news on how spring training is going for their favs!&lt;img src="https://activerain.com/image_store/uploads/6/4/1/9/1/ar120339563519146.jpg"&gt;</description>

      <description>&lt;img src="https://activerain.com/image_store/uploads/7/7/9/2/8/ar119733578782977.jpg"&gt;Flags of Our Fathers, directed by Clint Eastwood follows the lives of several mambers of the armed forces who landed on Iwo Jima and were the flag plaanters in one of the most famous pictures of World War II.  The film follows the heroes them basically from the landing through the end of their lives, focusing much of the movie on the subsequent tour they made after planting the flag raising support for the war.  I thought this movie was really well done, and if I recall, won several awards.  There are a lot of movies portraying different wars from different perspectives but this was a real eye-opener as to some of the things that went on behind the scenes of the war back in America.  There are extremely violent scenes, so I wouldn't recommend for youngsters, but there is more story than fighting.</description>

      <description>&lt;img src="https://activerain.com/image_store/uploads/1/8/6/6/6/ar119673080466681.jpg"&gt;I  am always up for a really dumb comedy where I don't have to think to much and can just laugh.  This is probably the pinnacle of those types of movies.  Andy Sandberg plays a 20 something, live-at-home, no job, self-proclaimed stuntman who's goal in life is to live out his dead father's legacy of stuntman greatness.  Followed around by his rag-tag "crew" including his ramp-builder friend, team manager step-brother, and his lifelong love interest, played by Isla Fisher (Wedding Crashers).  Stuntman Rod takes his "stuntmanship" to the next level when his step-father becomes seriously ill and desparately needs money for a transplant.  Rod steps up and sets up the largest jump he's ever done.Thats about all the plot there is.  A lot of slapstick humor mixed in with some great cameos by Frank Stallone, Stephen Baldwin and Bill Clinton's brother, Roger.If you like seeing people take falls, dumb adolescence humor, and Saturday Night Live this might be one to put on your netflix.</description>
