Overall, November continued the feel good market conditions that we have seen through much of 2012.The market continues to show signs of recovery and competition for many properties stays strong.  Here are some details about market stats for the Phoenix metro area.  Sales in November did fall 3% to 6,810. foreclosure: Maricopa County foreclosure data - 09/28/11 11:49 AM
Earlier this week I reported some foreclosure statistics for Maricopa County for August.  These numbers included the total number of sales as well as a breakdown of how those sales occurred.  
While we don’t have the final numbers for September yet, the following information will present a general perspective on current numbers and possible future foreclosure trends.  The numbers will reflect reports generated on each Monday reflecting the prior week’s foreclosures and also pre- foreclosures. Pre- foreclosures represent new notices of  trustee’s sale.  The dates for the trustee’s sale will follow the notice by 3 months if not postponed … (1 comments)

foreclosure: August Foreclosure numbers for Maricopa County - 09/25/11 10:17 AM
August numbers for foreclosures in Maricopa County continued to show a significant decrease vs. 2010.  Total trustees sales for August 2011 numbered 3825.  1946 of those were sold back to the banks and 1879 were sold to 3rd parties.  There were a total of 6300 properties scheduled for trustee’s sale which leaves 2475 cancelled or postponed sales.  The total sales were still approximately 25% below last August’s 5134 trustee’s sales.  Although August sales were up slightly over July, it was still the second slowest month of 2011.  The high month was February with 5071 sales.

foreclosure: I really want that property but can't pay cash! - 07/16/09 11:03 AM
One of the common problems right now in the foreclosure market are willing buyers who can't pay cash for properties that need some work.  Many properties won't get financed by FHA due to condition, leaving the alternatives to be conventional or cash.
There is a loan program that many people have heard of but just don't know enough about.  That is the 203k Re-hab loan.  There was an excellent ActiveRain post by Colleen Craig on the subject that you could call 203k for Dummies.  It is a simple explanation of how it works.  Great job Colleen.  See it here

foreclosure: HR 6694 - Will Down Payment Assistance Return - 08/08/08 05:15 AM
Last week the President signed H.R. 3221 also known as the Foreclosure Prevention Act.  There has been a lot of coverage about this, and of course a lot of debate on whether this will truly have any effect on the market, as well as whether anybody should be bailed out. 
What doesn't get the coverage, are the many other facets of the bill.  There are many aspects, positive and negative (depending on your perspective), but one that has received some outcry is the virtual elimination of Down Payment assistance.  DPA programs like Ameridream and Nehimiah have aided about 1 milion families since 1999.  … (3 comments)
