HI,Anyone working in the Phoenix real estate market or looking to buy property knows that the market is very competitive and difficult at this time.  Inventory is low, investor purchasing is up and that leaves the everyday Joe and Jane out in the heat.  (Yes I said heat not cold, it is Arizona afterall).  We have seen years of a difficult market, but the interesting thing to note is that the difficulty has varied greatly.  From homes under water and long sale times to tremendous activity and multiple offers.  The ups and downs make real estate agents question their sanity.This swing … (0 comments)

The Cromford Report, the Phoenix market area's most well regarded statistical source showed the following basic data for September:
Sales volumes dropped in September while supply failed to decline for the first time since December 2010. To compensate we saw positive pricing movement for the first time since the second quarter.
Looking into the ARMLS data across all areas and types we see the following:
Sales per Month: 7,832 in September - down 11% from August but up 17% from this time last year. Active Listings (including AWC): 26,869 on October 1 - up 0.2% from September 1 but … (0 comments)

We have now made it halfway through 2009.  In some ways it has flown by, in others, not so much.    Not many people are willing to say we are seeing recovery, and I won't be bold enough to step out and say it either, but we are still seeing some good signs.  We still have hard times ahead of us, so let's look at both sides.
