December  2012 saw a total of 66 homes sales in the 85050 Zip code of Northeast Phoenix.  As of this writing there are 86 active listings and 104 under contract within 85050, so the inventory levels  are down to 41 days worth of supply based on the December sales.  85050 encompasses an area roughly bounded by Union Hills Drive, Cave Creek Road, Jomax Road and Tatum Boulevard in Northeast Phoenix.   Some of the main attractions and destinations in 85050 include Desert Ridge MarketPlace, Musical Instrument Museum, Horse Lovers Park, Reach 11 Sports Complex, Excelling Paradise Valley Unified School District schools … (0 comments)

phoenix real estate: Valley Home Prices down 2.7% from a year ago - an interpretation - 08/20/07 02:25 AM
Hello -
http://www.azcentral.com/ reports today that Phoenix Metro home prices are down 2.7% from where they were 1 year ago.  This may surprise many residents, since there has been a glutton of "Doom-and-gloom" real estate reports as of late.  The bulk of news coverage has been on the mortgage industry and homes losing value; what we need to keep in perspective is that in 2005, Phoenix led the nation in home appreciation - at a whopping 55%!  While there are still a lot of homes on the market, we have fared far better than the bulk of the nation in this … (0 comments)

phoenix real estate: Buyers and Investors: A lot of great opportunities out there! - 07/31/07 11:00 AM
Hello!
We have spent a lot of time in the past week or so working with home buyers, primarily in Desert Ridge, North Phoenix and Scottsdale.  With an MLS lockbox on a home, the listing agent can look up who showed their listing and when.  Often times, they will call us for feedback - much as we do when other agents show our listings.  It's a great way to get a feel for how the public and other professionals view your pricing, home condition, and other factors that go into selling a home.
Typically, if we show 10 homes, we might … (2 comments)

phoenix real estate: Real Estate Market forecast for '07, '08 - 07/11/07 06:25 AM
Today in the AZ Republic, there is an article detailing a real estate market forecast for '07 and '08, as provided by NAR (National Association of REALTORS).
Much as we've been predicting, so have our peers - we foresee the real estate market rebounding in '08.  The forecast from NAR is based on nationwide perception; we anticipate the Phoenix market exceeding those expectations based on job growth, climate, and cost of living.
What does that mean for you?  Now is the time to buy - or at least start looking - if you are currently renting, or interested in investing in real … (0 comments)

phoenix real estate: PHOENIX: Still a hot market for Californians - 05/01/07 05:26 AM
I spent this past weekend in San Diego, and tagged along with a friend who is looking to purchase a home.  As much as the Phoenix market has changed and faced higher home prices, we still put California prices to shame!
We viewed homes 1-30 years old in the Pacific Beach area (all were 1+ miles off the water), as well as condos on Mission Bay.  My friend had put an offer in on a 2 bed, 2 bath condo on the Bay at $1.2M - and someone outbid him.  When we visited the community, it looked like an … (2 comments)

phoenix real estate: INVESTORS: Why would you want to lease-purchase? Read THIS! - 04/10/07 10:51 AM
Last week, we posted on lease-purchase pros and cons for home buyers. (Click HERE to read it!) This week, we are examining the OTHER side: WHY WOULD I WANT TO LEASE-PURCHASE MY INVESTMENT PROPERTY TO A BUYER?
There are many advantages for investors if they lease-purchase a home:
1. The tenants are much more likely to take incredible care of the home. In their minds, this is THEIR home - they are just renting-to-own it from you. They tend to take a lot more pride of ownership when it will be their own home shortly! Many will add improvements - new … (0 comments)

phoenix real estate: Why would I want to lease-purchase?! - 04/10/07 05:19 AM
WHY would I want to lease-purchase?!
A lease-purchase is a way for buyers who aren't quite ready to buy a home yet secure one, and save up for closing costs and/or a down payment.  This is a great option if you need time to repair credit, save up for closing costs, or try out an area BEFORE you buy!
How does a lease-purchase work? Once you have identified your home, you would enter into a lease-purchase agreement with the seller.  It will detail your rent amount, how much of that rent will be applied towards your purchase, and how long … (2 comments)

phoenix real estate: Phoenix population increases 24% in past 6 years! - 04/06/07 05:01 AM
This appeared on http://www.azcentral.com/:
Valley's population leaps by 24% in 6-year period
The Valley grew by 787,306 people from April 2000 to July 2006, the fourth-largest gain for a metropolitan area in the U.S. during that time, according to new census data. Estimates released Wednesday indicate that the Valley's population grew by 24 percent. The Valley is the 13th-largest metropolitan area in the nation, with more than 4 million residents, up from 14th in 2005. The Atlanta area led the U.S. in population growth from 2000 to 2006, followed by Dallas and Houston. The 50 metro areas with the largest percentage increases were … (0 comments)

phoenix real estate: MODEL HOME LEASEBACKS are now SOLD! Interest list forming for future opportunities! - 04/04/07 03:18 AM
Hello!
We were innundated with requests for more info on the MODEL HOME LEASEBACKS we posted about over the weekend!  We have since sold them - sorry - but we are forming a database of investors.  As we hear of new opportunities, we will e-mail anyone who expresses interest with full details!
Model Home Leasebacks are a great way to cash flow an investment property - they typically pay 8-12% annually in rent, and you could not hope for better 'tenants' - the home builders pay on time, and take fantastic care of the home - because they want to be able … (0 comments)

phoenix real estate: Localism WORKS! We picked up $2.7M in business this weekend! - 04/03/07 03:03 PM
Hello!
OK, that's not QUITE us with the wheelbarrow YET, but we thought we'd share this news WE'RE excited about!
Over the weekend, we received an internet lead via Localism!  While we have not posted on there nearly as much as AR - or as we would like to - one of our blogs on New Condos comes up in the top 5 on google when searching for a particular project - ahead of it's OWN website!
This led to a prosective buyer contacting us about said project.  Thankfully, Adam was available to meet with them.  It turns out, they are 'move-down' … (11 comments)

phoenix real estate: 3 New Builders enter Phoenix Market - more signs of a rebound! - 03/31/07 06:09 AM
Hello!
There is a great article today on http://www.azcentral.com/.  It details that 3 new home builders are entering the Phoenix market.  They are national builders, who see now as a great time to enter what was an impossible market to break into the past few years.  The builders are:
Mattamy Homes out of Canada - http://www.mattamyhomes.com/corporate/
John Laing Homes, out of California - www.johnlainghomes.com/
Orleans Homebuilders, from Pennsylvania - www.orleanshomes.com/
All three are scooping up land from builders who over-bought in the land frenzy a few years back, and getting that dirt for far less than the local builders had paid for it.  They see the Phoenix … (5 comments)

phoenix real estate: 2006 Phoenix Area Real Estate Statistics - 02/21/07 07:23 AM
We thought you might be interested in some real estate statistics for the Phoenix Metro area.  These statistics come from Arizona Regional Multiple Listing Service (ARMLS).  Keep in mind that this does not reflect FSBO's, as reliable information on those sales is hard to come by.
For the entire ARMLS area which covers the entire Phoenix Metro area including parts of Pinal County, there were a total of 74,108 sales of single family and condo properties.  As of December 31, 2006, there were 41,339 active single family listings and 2932 active condo listings.  The number of active listings is down from earlier in … (0 comments)

phoenix real estate: Scottsdale homes appreciate despite "Bad Year" for real estate - 01/11/07 09:41 AM
Hello!
There is a great article on AZ Central now, regarding Scottsdale home appreciation.
While the number of homes sold in 2006 dropped 40% from '05's numbers, we still saw an average appreciation of 13.3%, for a median sales price of $595,000.
Prices for the Phoenix Metro area as a whole were up 8.4%, for an average of $260,600.  Again -NOT TOO SHABBY FOR A BAD YEAR!
We've said it before, and we'll say it again - Yes, it is a different, more-normalized market than we saw in '05 - AND THAT IS GOOD FOR ALL INVOLVED!  We saw unsustainable appreciation levels, and … (2 comments)

phoenix real estate: Buying a new home? PLEASE READ FIRST!!! - 01/05/07 11:28 AM
Educating the Consumer
My wife started a new job this week. As she gets acquainted with her responsibilities, she is also getting acquainted with her new co-workers. One of them mentioned that she was looking for a new house. Her preference is for new construction, so that they can choose what they want in the house without having to change things. My wife, after years of hearing about my business, of course asked if her co-worker was working with a real estate agent. The answer was no. But the real issue with that is that she wasn't using a real estate agent because … (0 comments)

New listings coming soon! North Phoenix and Chandler
Hello!
We hope you had a fabulous Thanksgiving, and that the 'tryptophan coma' is starting to wear off by now....
We have a busy couple of days here - we assisted clients of ours who will build a home with finding a corporate rental; they are being relocated from Oregon and need somewhere to live while the new home is built.  We're doing a walk-thru on that this afternoon.....
Tomorrow, we will be taking a first look at a great home in Chandler - it is currently tenant-occupied, but we are going for the out-of-state owners to … (0 comments)

phoenix real estate: What's my house worth Pt.1? - 10/14/06 06:45 AM
I put out a flyer in my own neighborhood every month.  It provides an update on sales, actives and general real estate advice.  I often get calls from neighbors who, although not ready to move, are curious about market conditions.  I recently received a call from someone, who was perturbed about the downturn in pricing, and wanted to see what could be done to “maintain the values of our neighborhood”.  I wish it was that easy.

I proceeded to inform this person, who also happened to be in the mortgage business, about many of the things that lead to the drop.  I … (0 comments)

phoenix real estate: The perfect time of Year in Phoenix - The weather couldn't be better! - 10/12/06 10:20 AM
Hello!
Well, it's official - the season we Phoenicians live for (fall/winter/spring) is here!  For those of you in town, you have no doubt seen more walkers, bikers, etc out on the streets; more kids on the playgrounds.  As parts of the country prepare for snow (HA!), we embrace the moderate temps and enjoyable overall weather.
It was in the low 80s today, and most of us have turned off the A/C at night - the lows have been in the 60s.  Perfect for BBQs, evening walks, and of course, there's a spike in the number of weddings this time of year, too!  … (0 comments)

phoenix real estate: State of the Market II - 10/05/06 03:46 AM
There was a great article on http://www.azcentral.com/ recently; it's sort of a 'state of the market address', for lack of better description.
Two interesting quotes, as they relate to the real estate market:
"Jobs and residential real estate growth have roughly returned to normal. Still, it can feel like a slump because last year was so unusually frenzied."
And regarding housing, in general:
'"I thought we would have seen the housing market stabilize by now," said Valley housing analyst RL Brown. "Now home builders have a surplus and no lines at their sales offices. Reality set in for them a month ago."• The typical … (0 comments)
