It's the start of a new month.  I'll have sales statistics in the next few days, but here is how we are starting out the month in terms of inventory.  One can hear in many different places how low inventory levels have dropped and how it has affected the market.  Keep in mind that the Phoenix metro area has a population of over 4 million.As of approximately 2:30 PM on August 1, the total number of active listings of all dwelling types in the Arizona Regional MLS (ARMLS) was 13,446.  Take out those listings that aren't actually in the metro area … (0 comments)

The metro Phoenix real estate market continued strong in June.  The following stats are provided by ARMLS. Sales Month over month June sales jumped up 8.1% to a total of 9,129, representing the fourth highest month over month gain out of the last twelve months. Robust sales over 7,000 occurred in eleven out of the last twelve months, with June being the highest. SALES Year over Year June sales of 9,129 fell 17.9% short of the same 2011 sales figure. scottsdale: Number of R.E. agents down dramatically - 06/30/12 04:56 AM
The recession took a toll on Arizonans employed in real estate during the past five years with the loss of nearly 17,000 agents.
A recent article in the AZ Republic states there are 35,864 real-estate agents with active licenses, down 52 percent from 2007 when there were 52,286 active agents, according to recent figures from the Arizona Department of Real Estate.  And there were even more at the peak in 04-05.
The number of license holders is down 4 percent from last year.
An additional 19,245 agents have inactive licenses, meaning they are not employed by a broker and cannot conduct … (1 comments)

August saw a drop off in sales from the prior month, but this is not unusual for the summer months.  We have separated single family home sales from condos and townhomes.  The latter also tends to fall off in summer as in the Desert Ridge area, these sales are often to vacation home owners who shy away from our summer heat.

We have now made it halfway through 2009.  In some ways it has flown by, in others, not so much.    Not many people are willing to say we are seeing recovery, and I won't be bold enough to step out and say it either, but we are still seeing some good signs.  We still have hard times ahead of us, so let's look at both sides.

One of the common problems right now in the foreclosure market are willing buyers who can't pay cash for properties that need some work.  Many properties won't get financed by FHA due to condition, leaving the alternatives to be conventional or cash.
There is a loan program that many people have heard of but just don't know enough about.  That is the 203k Re-hab loan.  There was an excellent ActiveRain post by Colleen Craig on the subject that you could call 203k for Dummies.  It is a simple explanation of how it works.  Great job Colleen.  See it here
