During periods when interest rates are rising, homes offered for sale with an assumable, lower-rate mortgage … (0 comments)

keller williams realty: Rising interest rates WILL affect affordability - 09/25/13 05:26 AM
Source
Even a 10 percent drop in home prices is nullified by a 1 percent increase in interest rates. The figure below illustrates how this works for a $250,000 home purchase and the relative likelihood of each scenario.

To figure out which was a smarter bet–counting on home prices to fall further or interest rates to rise–our research department took the last ten years of monthly home price and mortgage interest rate data and ran the numbers to see which was more likely: an increase in mortgage rates or a further drop in home prices. Here’s what we found:

keller williams realty: Excellent information if you own or are about to own a sump pump - 09/13/13 06:18 AM
Source

At least twice a year, preferably before the local wet season and before and after major storms, sump pumps should be thoroughly checked for proper operation. Manufacturer instructions should be used as the primary guide for pump installation and maintenance, but here are some general inspection and maintenance guidelines from HouseMaster.

With the pump cord disconnected:

Make sure there is a grounded three-prong receptacle for the sump pump. Ideally the receptacle should be installed at least 18 inches above the floor. The receptacle should also be close enough so that the pump cord (usually a maximum … (0 comments)

When we think of buying a home, the first thing that comes to mind for many is a detached, single-family home (complete with grassy yard and dog). But for many, especially those looking to buy in an urban area, a condo, a townhouse or an apartment could be a more likely scenario.

keller williams realty: Should You Have Your Home Inspected Before You Sell? - 08/16/13 04:31 AM
By Adrienne Francis

If you have lived in your home even for 10 years or more, it does make sense to have it inspected. A home inspection costs in the area of $450.00. The radon test costs about $175.00.  Lots of things change in a 10 year period including radon levels. I recently sold a home that needed to install radon remediation after only 8 years. This client had also purchased it with an in ground oil tank that had been abandoned properly and certified by the town but now oil tanks must be removed. When these tanks were originally … (0 comments)

When Meghan Fedor opened her mailbox recently, she found a brown paper bag with a length of green ribbon enclosed, along with a note explaining that a local high school girl was undergoing treatment for lymphoma and that the ribbons could serve as a show of support. Within days, some 150 homes in Ms. Fedor’s Basking Ridge neighborhood had ribbons waving from mailboxes and lamp posts.
