I'm so tired of hearing about how flat Real Estate is these days!! REAL ESTATE IS LOCAL, folks. You can't take national trends and apply that same trend to every market. Here's a case in point. I guess I was really naive when I started out selling Real Estate in the Wilkes-Barre area a couple of years ago. I honestly took the phrase, "cooperating broker" to mean that our duties as Realtors is to cooperate with other Realtors in order to provide the best service to our clients. I liked the idea of working with the other Realtors in my area to come to a common place where the needs of our clients are met and everyone can walk away from the closing table feeling satisfied with what they've just done. Today's the 3 year anniversary of my wedding day to my beautiful wife, Susana. We all know that this industry isn't the most conducive to growing a strong marriage. I was in the retail business for a few years (over 14 to tell the truth) and have seen ups and downs in a few different industries. I remember this story of a hot dog vendor and thought it was appropriate for today's crowd of doom and gloom soothsayers. It went something like this... I was in another broker's office today and asked them about their website. I'm always curious how things are going with others since I got my own, www.wilkesbarrehomesales, about 3 weeks ago. I was floored when I got the response, "Oh, we haven't set up a website yet." How can this be? It was so ironic that, while I was talking to the broker, I was interrupted twice by people calling my cell who had seen my listing on my website and wanted to see it this afternoon. I've completed my Open House today and had the type of results I had expected. I had some early shoppers, the neighbors, some serious buyers, the passers-by and some people looking for a deal. This is where the real work begins. I do alot of Open Houses and I have found that the same types of people generally show up to Open Houses. Let's look at a few of them... The early shoppers. I really do enjoy my job. I spent many years in different levels of management in the retail world. I spent some time formulating the vinyl used in swimming pool liners and know entirely too much about the printing process to be useful. I've worked in logistics, merchandising and sales management for way too long as well. One thing that I always enjoyed was the interaction I had with my clients. Yesterday I had an inspection on a property that I negotiated a contract for last week. It's a very nice 3 unit, in great shape with a very positive cash flow. I was talking to the inspector about it and he continued to comment again and again about how well the work was done in the property and how good the price was. What he didn't know was that we were actually able to get the property at an even better price. you can concentrate on packing and moving your stuff, deciding how you want to decorate, even writing out your change of address cards for the post office. As the market tightens, I believe we're going to see more Open Houses being done. We need to be able to get people into our listings to show them the value that they have. I was curious today and decided to check out the stats on how many listings there are in our area for under $60K. There are 135 listings on the MLS at the price range. I find that to be a huge number in an area with average rents of 600-800/month for a single family rental. This is great news for Buyers, especially investors who are looking for positive cash flow. But it's that good sort of worn out. I have had an exhausting few days of non-stop running that comes from working both buyers and sellers and trying to give every one of them 110%. I've had a closing, an Open House, a listing received by my AR exposure (beautiful house!!), 2 out of town clients flown in, a weekend of whirlwind home tours and last minute dashes to make appointments, three contracts written, one negotiated fiercely, one a push-over and one a last minute no show for the signing (I still haven't heard from that guy...maybe tomorrow). I am a buyer's and a seller's agent. I really enjoy being a buyer's agent because it's just more exciting for me than being a seller's agent, but I still take listings and actively seek them out. The trend I'm seeing is that nobody wants to pay list price today. Not that I've ever had clients who wanted to pay list price, but it's every client now. I know that this is predominantly a woman's field. In my market, especially, there are far more female Realtors than male. I see the blogs about being a real estate mom and the challenges attached to that title. I'd like to step out and represent the real estate dads out there. One of the things I like to be sure of before I get to a closing is that my clients have their utilities switched over. I went to a closing yesterday and everything went well. I went with the family to their new home and just as we were about to enter the house the gas company van pulled up to cut off the gas. Did you forget to make some calls? Yes, they had.
