I've completed my Open House today and had the type of results I had expected. I had some early shoppers, the neighbors, some serious buyers, the passers-by and some people looking for a deal. This is where the real work begins.

I really do enjoy my job. I spent many years in different levels of management in the retail world. I spent some time formulating the vinyl used in swimming pool liners and know entirely too much about the printing process to be useful. Yesterday I had an inspection on a property that I negotiated a contract for last week. I was curious today and decided to check out the stats on how many listings there are in our area for under $60K. There are 135 listings on the MLS at the price range. I find that to be a huge number in an area with average rents of 600-800/month for a single family rental. This is great news for Buyers, especially investors who are looking for positive cash flow. But it's that good sort of worn out. I have had an exhausting few days of non-stop running that comes from working both buyers and sellers and trying to give every one of them 110%. I've had a closing, an Open House, a listing received by my AR exposure (beautiful house!!), 2 out of town clients flown in, a weekend of whirlwind home tours and last minute dashes to make appointments, three contracts written, one negotiated fiercely, one a push-over and one a last minute no show for the signing (I still haven't heard from that guy...maybe tomorrow). I am a buyer's and a seller's agent. I really enjoy being a buyer's agent because it's just more exciting for me than being a seller's agent, but I still take listings and actively seek them out. The trend I'm seeing is that nobody wants to pay list price today. Not that I've ever had clients who wanted to pay list price, but it's every client now. One of the things I like to be sure of before I get to a closing is that my clients have their utilities switched over. I went to a closing yesterday and everything went well.
