real estate: My 100th post!!! Man, it's been a crazy 2 weeks!!! - 08/31/07 02:49 PM
OK, OK...so I didn't write 100 posts in two weeks, but this is my 100th post. I have been thinking all day about what I could possibly write about for my 100th post. It's not that I don't have any ideas for posts, I have plenty of those, it's just that I wanted my 100th to be something special. So......here it is!!!
Active Rain, Thanks for a Great Time!!! I Love You!!!
I have had a fabulous time since I first started blogging a few months ago. I saw some info about AR in Realtor magazine and decided to check it out. It looked very … (16 comments)

real estate: But, why do I need a pre-approval letter? - 08/30/07 09:30 AM
I get this response all the time when I have potential clients call me for help in looking for a home. I get it because one of the first questions I ask (after, Are you working with now or have you worked with any other Realtors in your home search?) is "Have you spoken with a mortgage professional about a loan yet?". Almost inevitably the response is the same. "Why do I need to do that first, I just want to look at this house?". There are a few reasons why you want to have this done first. They involve the … (14 comments)

real estate: Referrals are my business...Thanks!!! - 08/30/07 08:51 AM
I was just talking to my wife this week about how things have slowed down for me lately. Don't be concerned for me, I still have a few listings and I have 4 deals closing next month alone. I'll be OK! It is a bit disconcerting when the phone doesn't ring sometimes. I'm always handing out my cards and talking to new people. I network all the time and know that, at any moment, new business is waiting for me to grab it. I just have to make sure I'm positioned to grab it.
A few days ago, my phone rang … (5 comments)

real estate: A follow-up to "My Seller's out of town". - 08/26/07 11:19 AM
This post is a follow-up to a recent post I did, http://activerain.com/blogsview/177479/My-seller-s-out. If read that post, you'll know that I was trying to get a full price contract signed for a property, but the seller was out of town and the selling agent was using the week's wait to continue to market the property. I was anxious to see how it would pan out, since this same scenariio had occurred with my client before and she ended up losing the price war.
The seller came back to Wilkes-Barre on Wednesday and sat down with his Realtor and lawyer on Thursday to discuss … (10 comments)

real estate: 3 Years!! My AR tribute to my wife and our marriage. - 08/26/07 03:55 AM
Today's the 3 year anniversary of my wedding day to my beautiful wife, Susana. We all know that this industry isn't the most conducive to growing a strong marriage. There are long hours away from home and plenty of people who feel what's going on in their lives at this moment is more important than what's going on in ours. I wanted to take this time to thank my wife for her support of my career change and my struggles early on to make this a successful venture. I can't express to all of you how much I love this wonderful woman. … (23 comments)

real estate: Do you really need an inspection? - 08/25/07 10:09 AM
So, you found a house you like and you're ready to put an offer in. You sit down with your Realtor and discuss how the contract is going to read and you get to the part about inspections. You might be wondering, "Do I really need an inspection?", as a lot of people do. The answer is a resounding, "Yes!!" Inspections are a great way of protecting yourself in case there's something seriously wrong with your dream home.
Getting an inspection is so important that the US Department of Housing and Urban Development has a form that you should have and … (4 comments)

real estate: Have you seen the Mariachis at La Tolteca in Wilkes-Barre, PA? - 08/25/07 03:44 AM
Most people who know me know that my wife is from South America, Uruguay to be exact. I was also adopted by my legal father at age 14, giving me my last name of Trevino. My father was a true Mexican man and loved Mexican food. He introduced me to spicy foods (his idea of a snack was eating jalapeno peppers straight from the jar). I still remember going to his parents house in Corpus Christi, Texas and watching his mother cook flour tortillas for breakfast over the flame on the stove. I thought that was the greatest thing until I tasted … (5 comments)

real estate: Do you want to work WITH a Realtor or AGAINST them? - 08/22/07 01:46 AM
I have always seen that there is a certain amount of distrust toward Realtors but it's grown even worse lately. This is communicated in various ways, from body language to straight forward vocalization. I expect to see this from For Sale By Owners who definitely don't see a value in what we do, but I've seen it from buyers as well. I see and hear the laments of other Realtors who are faced with mild to harsh mis-treatment from potential customers who feel that they are justified in the way they treat Realtors.
Let me say that I understand, to some extent, … (12 comments)

real estate: Thanks for the referral, I'll take it from here. - 08/20/07 01:59 PM
I was given a referral from a loan officer I know recently. He was a Realtor until this year, when he turned in his license to become a loan officer. We actually competed with one another at one point, as we both deal with the Hispanic community in the Greater Wilkes-Barre area. I don't know if his was the most fortuitous move, considering the shape of the mortgage industry these days, but he seems to be doing ok. I've actually sent him a couple of clients and he's done a great job of taking care of their needs, so he repaid the … (4 comments)

real estate: I need houses to sell in the Greater Wilkes-Barre Area!!! - 08/19/07 07:31 AM
I'm running out of inventory!! If you are thinking of selling your home in the Greater Wilkes-Barre, PA area, give me a call!!! I am quickly running out of good houses to sell in my area and need to find some homes for my current clients to buy.
My dilemna is made worse by the fact that I have quite a few clients from the NY and NJ areas who are looking to relocate to the Wilkes-Barre area. A lot of them are selling homes there and have the ability to purchase their new home here with cash, but there aren't … (1 comments)

real estate: My seller's out of town... - 08/18/07 03:27 AM
I try to trust in most people. This has become more amd more difficult over the last couple of years as I have gotten burned a few more times than I care to. I'm dealing with a situation now that I am having a hard time being satisfied with and would like to know what you think.
I have a buyer who placed a very good offer for a double in our market. The offer was essentially over full price, with a seller assist, netting the seller full price. The response I received was that the seller liked the above full … (16 comments)

real estate: Seller Assist, what is it and why do I care? - 08/16/07 03:21 PM
The Seller Assist is actually quite common in my market (Wilkes-Barre, PA) but is something that everyone isn't familiar with. If you are buying or selling a home, it's important to know what it is, how it's used and how it affects you as a buyer or seller.
A Seller Assist is really just a way for the Buyer to get some help with paying their closing costs. This is money that the buyer borrows from the bank to buy a property and is given back to the buyer by the seller in the form of a credit on the closing statement to … (0 comments)

real estate: How do you AR? - 08/14/07 08:29 AM
As there are more and more people joining AR daily, it's kinda hard to read even just a small percentage of the posts that are done every day. So, how do you keep track of it all?
I have found that, as I read posts, there are some great bloggers out there who I love to read all of the time. These are the ones I subscribe to. The knowledge I gain from their posts is invaluable, so I read my subscriptions daily.
Then I peruse the posts that are constantly scolling past as the screen refreshes and hope to catch … (14 comments)

real estate: Out of Area Owners...know your property. - 08/14/07 04:02 AM
I am dealing with a buyer who wants to buy a duplex in Kingston, PA that has an absentee owner. I run into this occasionally, as our area has lots of owners who live outside the area, and it can cause problems for the seller if they don't know the condition of their property. With this in mond, I thought I'd offer some advice for those absentee owners who want to sell their homes.
#1-----Visit your property before you put it on the market. If you can't visit the property, ask someone to take some video of your property and look … (1 comments)

real estate: Because I love what I do!!! - 08/12/07 09:35 AM
My wife and I were discussing the fact that I quit a very nice full-time job to sell Real Estate. This was a move that she didn't agree with at first, because of the uncertainty of getting paid and subsequently paying our bills, but she has since changed her stance a bit as my business has grown. Now, she's concerned that I am working too much. I literally am going full force from 8am to 8pm just about every day. Then I usually review my traffic on the website (www.wilkesbarrehomesales.com) after I read some blogs here while I'm in bed at … (8 comments)

real estate: I'm officially moved... - 08/10/07 05:35 PM
I've done it. I have officially moved on to my new broker, Realty World Rubbico Real Estate.

It took me quite some time, but I have gotten all new contracts written and signed, moved all of my listings, edited my website (www.wilkesbarrehomesales.com), changed my profile in the MLS, ordered new cards, sent the graphics to the ad guy for the changes and edited all of my virtual tours to reflect the correct broker. Did I miss anything? I hope not!!
It's been a very long couple of days, but I'm excited about the new start with a new broker. I love … (10 comments)

real estate: Hardwood floors vs Carpet - 08/09/07 05:42 PM
I've seen a definite trend in the types of flooring that I find in houses and was wondering what the rest of the world thinks about the hardwood vs carpet floors debate.
I have a great new listing in Wilkes-Barre, PA that has carpet throughout and was wondering what would drive someone to put carpet throughout their whole house. As I think back to all of the houses I've sold and seen in tours, I can recognize the trends as people in our area have gone from hardwood to carpet and now back to hardwood. I was wondering what you think. … (5 comments)

real estate: Buyer Agency Agreement...why not sign? - 08/09/07 03:00 PM
I was talking with a client this evening, a buyer client, and the subject of FSBO's and buyer agents came up. I thought that it'd be interesting to ask a consumer of our services about why someone wouldn't want to have a buyer agent. She told me there is no good reason why someone shouldn't have a buyer's agent and this is why:
It's in the best interest of the buyer to have proper representation during a transaction. The seller has representation watching out for their best interests, don't you want to even the odds?
The buyer's agent provides valuable insight into the … (6 comments)

real estate: I made the move!!! - 08/09/07 02:36 PM
I have a new broker, Realty World, Rubbico Real Estate!! I know, what does this have to do with you? Nothing. I'm just excited about it and I wanted to share. If you've been following my blogs, you know that I have gone through a recent struggle because my old broker got recruited by another broker and basically shut down the shop. I was faced with the decision to go with a large office or a small office.
I interviewed with a couple of brokers and took a good look at them both before deciding what I was going to do. … (13 comments)
