seller: What is a good kitchen color? - 04/23/15 11:35 PM
Below I have reblogged a very practical and almost foolproof way of choosing the right kitchen color if you are about to sell your home.  Also remember- no "faux" finishes, sponge painting, textures, etc.
The more "custom" your paint finishes, the fewer Buyers are that will appreciate them, so you are essentially narrowing your pool of possible Buyers when going the "custom" route.
Let the new homeowners do their own paint customizing!
Have you every wondered about a good kitchen paint color?   Yesterday Stage Two Sell did a Real Estate Consultation for a seller in Horseheads NY who had done a great deal of … (0 comments)

seller: Sellers - Does Your Home for Sale Have Hidden Storage? - 03/05/14 06:02 AM

When you are living in a home, sometimes it is easy to overlook the features you have become so used to...  such as hidden storage features.
If you are selling your home, it is so important that your listing agent is aware of any special storage features in your home that can be included in the listing, especially those hidden features.
Does your home have extra storage space that may be hidden?
Under stairs;
Side attic rooms upstairs, or eaves area storage;
Man cave workroom with storage built-in;
Pull-out pantry;
Large kitchen drawers for pots and pans;

Enhance Your Front Entrance for Buyers - Is It Maybe the Garage Door?

If you are in the process of selling your home, take some time to go out and look at the exterior of your home.  Sure, you know about having it power-washed to get rid of the dingy dust covering it, and landscaping to make it look pretty.
And... you already know that the front entrance should look great.
Now... think about where that buyer will be coming into your home.  Will it really be that pretty front door?  Or did you tell your agent that you only … (9 comments)

seller: What?!! Your Home has been listed for six months without ONE showing?? - 11/02/13 01:42 AM
What?!! Your Home has been listed for six months without ONE showing??
Occasionally I hear something like this from sellers who are completely frustrated.
If your home is listed for two weeks without a showing being set up, something is drastically wrong and needs immediate correction!
If you are a serious seller, and actually want to get your home sold, schedule a meeting with your agent to discover WHY your home is not being shown.
Be prepared for this meeting by asking your agent to email  a copy of your home's Agent Report of the listing, and also go to … (1 comments)

seller: Should I list my Big Rapids home in the fall? - 10/24/09 05:42 AM
Many people wonder if this is a 'good time' to list their home for sale.
It can be... if your home is priced to sell.
Typically, the overall number of homes that sell in the fall and winter months in Michigan are lower than spring & summer volume, but there are always people who must move at any time of the year.
In Big Rapids especially, there are people looking to relocate due to job transfers which can occur at any time of the year.
Sellers listing at this time of the year need to pay special attention to curb appeal, … (2 comments)

seller: Sellers: Before you are ready to sell your home... - 10/23/09 08:45 AM
Before you are ready to sell your home, you will need to figure out where all of your excess stuff is going to go.  As in... Somewhere Else!
The time to get rid of things is before you list your home for sale, and long before that first buyer appears for a showing.
It just doesn't work to say, "We're going to have a yard sale next month".  Many buyers, and the Realtors showing your home will store that first impression forever.
Clutter, of course must go, yet many sellers don't realize that overloaded closets and shelves are cluttered! Additionally, those sentimental … (1 comments)

seller: Email Listing Links to Clients & Use in Presentations - 07/27/08 08:15 AM
Seller clients seem to love seeing their home on website pages, so I email to them the links to all the website pages where their home is listed. (that I know of! Seems new ones are linking in all of the time)
My listings appear on over 20 web sites, (not including idx sites to other offices) which is something I also use as a point in my marketing.  At listings presentations, I include a page showing all of the major sites that have my listings appear.  This can also be of high value in gaining sellers with FSBOs or expireds.

seller: Sellers- Get Ready...Set...Go! - 07/25/08 04:17 AM
If you are thinking of selling your home this year, you probably are wondering if it will be worth waiting until later.  You could be right.  But, if you MUST sell your home now, there are some simple things that you can do to improve your chances of selling, AND your chances of getting the best price.  The key: Don't spend too much money getting your home ready to sell!
Number One:  Clean it up! Make sure your home is as clean as it can be.  That means remove every fingerprint from the light switches & door jambs, and scrub out every corner … (0 comments)
