It is that time of year again --- back-to-school and back to reviewing the sales and market data in order to sharpen the pencil for better pricing. The summer market was slow particularly in August but...still ... about 26 homes sold in Allendale in the last 3 months. This data is gleened from the NJMLS sales stats.
Hopefully, the sales trend in this town will continue to show strength this fall --- if homes are priced well. Homes in the upper end are still showing some signs of a struggle.

Mahwah has 106 single family homes for sale. Of those, 14 have come under contract in the last 3 months and 19 have sold in during the same time perion ( 3 months ). Now, that said, this snapshot  is for the TOTAL market of ALL single family homes available for sale. The luxury portion of the market is slower --- as it is for other markets in Northern Bergen County.

The National Association of Realtors has stated that sales of previously owned homes rose 7.6 percent to a seasonally adjusted annual rate of 5.77 million. That was the best showing in five months and better than the 5.63 million units economists had expected.
The federal government provided a big boost to home sales this spring by offering first-time buyers a tax credit of up to $8,000. Homeowners looking to upgrade could qualify for a credit of up to $6,500. The deadline for getting a signed sales contract was April 30.

According to a new report just released by the New Jersey MLS single family home sales are UP over 26% for the month of April '10 over April '09.  The median price for all homes sold in this area is UP 5.9 percent to $360,000. Up to $420,000 for single family homes alone.
Open Houses have increased significantly as well. In April of 2009 there were 3,388 open houses and in April of 2010 there were 5,455! That is an increase of over 61%. This may have been influenced by the real estate boards in New Jersey --- having a full court … (4 comments)

Wow....has this been a week! I decided to crunch some numbers to see how the local Mahwah, NJ real estate market is fairing amongst all the recent history making developments on Wall Street  to see how it effect our streets.
In the past three months --- according to the data gleened from the NJMLS --- single family homes have been selling. 18 homes have come under contract and another 35 homes have sold. The detail is below. Later, I will compare those numbers to three months prior but for now...things are moving...

In this market --- we all want to sell homes and sell homes fast!
What would help buyers decide that a home is just right for them? What, if anything, would help a buyer who is sifting through a lot of real estate inventory, reduced prices, locations or markets, and a media frenzy of not so hot real estate news --- feel better about his or her purchase decision? This is, after all, the largest financial decision of anyone's life.

In a past life, I worked with the media and I recognize the most news trends are about 6 months behind. That is most likely the case with the current real estate news because in this local market --- real estate is alive, well and moving in Bergen County, New Jersey.

Open houses have had mixed responses overall in my office.
In fact, most agents no longer pursue them in this market for fear that they do not have any "fast" response for a sale on the listing itself or they fear that they will not turn up future prospects. Some brokers don't like to do them either because it takes up alot of ad space with no clear indication of return. Recently a question came in from a reader that asked about showing a home during and after the attorney review and if showings stop once the home is under contract. I had crunched some numbers on the NJ MLS yesterday for Mahwah and thought it would be a good idea to take a look at other northern NJ towns. Ramsey is on the Mahwah border and looking at the chart you can see that sales are moving, too. Another positive sign. I will look at a few more surrounding Northwest Bergen County towns and add them to the blog for your comparision.
