home sales: A Mahwah Market Snapshot --- 3 Months - 08/29/07 09:52 AM
I ran some numbers this afternoon that give a peek into the past 3 months arip, sales and under contract data in Mahwah. The active number shown...is one currently under attorney review. The actual number of active homes currently listed in Mahwah is 103. This chart give you an idea of what is arip, under contract and sold in the past 3 months ( from today ).
Things are fairly active for this time of year...hopefully, it picks up even more in September!

A recent post by George Paindes, Esq., of Southborough, MA ( I wish I knew how to link here) inspired me to expand on the topic and my comments to him on his blog. Summers are historically slow here in Bergen County, New Jersey. In fact, not one to take vacations during the fall and spring, I usually schedule some time off with family during this time of year because buyers and sellers seem to be on a similar schedule.

While visiting LBI this past week, my husband and family did what we always do on vacation --- check out real estate! Sound familiar? Yes, of course, we relaxed and enjoyed ourselves. But, we could not help picking up the local classifieds, magazines and went to visit an open house or two. It helps me put our market into perspective by checking out business in other areas and it is always beneficial to chat with local realtors about their business. It is a great networking opportunity. And, if you listen, you will always learn something.

In this market --- and this one IS DIFFERENT than the recent past  --- we all have to have that frank conversation with our sellers (and ourselves) about what it takes to market and SELL real estate. Some sellers are not really interested in selling their property.
What? Why bother with the process, you ask. Sellers are interested in the game of real estate but they really are not interested in what it takes to sell their property. You, as an agent, have to determine whether or not this is the case with your seller. How motivated are they?

Take time to see and smell the flowers....
These bloomed over the past several days in Mahwah. It is a great idea to suggest to your
sellers to plant flowering plants in the spring. Even in pots flowering plants are an inexpensive way to add
freshness and color to the home inviting buyers to stop and take a second look. Bring several to your listings as a gift from you...it will be remembered before, during and after the sale.

While I was looking at the numbers in the NJMLS stats in Oakland and Mahwah, I checked out the numbers in Franklin Lakes. These three towns border each other yet have significant differences in sales detail particularly in the average sales price, days on market and total inventory during the period of March 1, 2007 to today. Currently in Franklin Lakes there are over 138 homes active on the NJMLS. Less homes have sold in FL and they are on the market longer than either Mahwah or Oakland but the average sale price for the home(s) are higher. Sales seem to be slow...but … (0 comments)

Just wanted to give you a snapshot of where we are today, in Mahwah, sales-wise.
We currently have 90 residential homes active on the NJMLS. ( the data is only for single family homes - not condos ) I ran a brief CMA beginning on March 1 and ending today so we can see actual sales, number of days on the market and what percent of asking price the homes sold.
I do this, often, not only for my own information....but I share with my sellers. This info is a valuable way to discuss pricing, market changes, etc., in a factual … (3 comments)
