Open Houses --- are they really an effective marketing tool? Open houses have had mixed responses overall in my office for the past several years.
In fact, most agents no longer pursue them in this market for fear that they do not have any "fast" response for a sale on the listing itself or they fear that they will not turn up future prospects. Some brokers don't like to do them either because it takes up alot of ad space with no clear indication of return. Deciding whether or not to have an open house is one of the first conversations you should have with your realtor --- before the term of the listing begins. This tactic should be part of the overall marketing strategy for your home and it should be included with a specific goal or purpose and most importantly, frequency of these events should be decided --- UPFRONT. These marketing events should never be --- just thrown on the schedule or done as a last minute effort to appease your seller.
