As we know from the recent release from the National Association of Realtors --- area real estate sales for Bergen County and the surrounding towns are UP! This may be contrary to some area of the country but once we draw down into the real data on a town by town basis --- we can see where the numbers are.

The more I research data the more details become evident --- Here is how it looks for Franklin Lakes , New Jersey. No town in Bergen County has been unaffected.
As info --- Sales are down 37 % and pricing in Franklin Lakes is down 7%.

 Now that I am on a DATA roll --- here is how it looks in Passaic County for Ringwood, NJ. these numbers are based on data that I researched from both the NJMLS and the GSMLS. Some data is deemed reliable but ... because it is from more than one third party it is subject to change(s).
Ringwood has seen sales down 18 percent and prices have adjusted 8%.

 Always looking for more DATA --- here is how the numbers look for the town or ORADELL, NJ. The sales are down approximately 31 percent ( althought the '08 year is not over ). The average SOLD price is down just 4%. Understanding the data always helps put sales into perspective.

 I had an interesting conversation at one of my OPEN HOUSES this weekend about the current real estate market. It was a neighbor coming to chat and to see the BEAUTIFUL listing on their street in Oakland. ( See www.StoneFenceRd.com ). I emphasized that the real estate market is LOCAL and that sales data ranges from town to town.

Oakland is HOT this summer! I hope it continues.  Although the dog days of summer are upon us...it seems that real estate has picked up in the last 2-3 months --- as far as actual under contract and closed sales. PRICING seems to be a key factor in this town where opportunities abound.

It is time to update the residential sales data for single family homes in Mahwah, NJ. Although the dog days of summer are upon us...it seems that real estate has picked up in the last 2-3 months --- as far as actual under contract and closed sales.

 One of my favorite areas in New Jersey is the town of Ringwood. I spent my early childhood there and have very fond memories of learning to swim in Cupsaw Lake ( my mom held the record for swimming the length of the lake for many, many years ).
My grandparents owned a real estate brokerage there on Carltondale Road and I grew up sitting at the typewriter banging on the keys....and literally, messing up my Be-bops ( my pet name for my grandfather ) key board. I took this photo early this morning outside of Rio Vista's Walsh Hall. It is a beautiful Spring Day --- so I thought it was time to visit the SALES Data to garner some insight into the sales picture for Mahwah over the past 6 months for single family residences.
I also included the last 6 months for the homes under contract or pending sale. From the chart below, you can see when homes are priced right.... they sell...some at the higher end of the price range...going into contract pretty quickly ( contrary to the media's point of view ).
