After watching the most recent real estate update by Steve Harney (a respected national real estate expert) there is some information that is important that the public understands. First we need to look at who is today's home buyer.  It is the first time home buyer and investors.  The volatile stock market and employment uncertainty has definitely affected the high-end market.

 These are the numbers for the houses sold in the Charlotte area during the month of April, 2010.  There were 800 sold properties during the month of April and most of them were in the lower price ranges due to the first time home buyer tax credit.

Charlotte, NC was not supposed to be strongly affected by the housing downturn.  Everybody in Charlotte was told that we would be one of the last cities to feel the housing slump and would be one of the first cities to stabilize.  This has not played out theway that everyone expected.

Charlotte Real Estate Market Update for October 2009

There has been a wave of first time home buyers trying to take advantage of the $8,000 tax credit.  It seems that most of the activity was in the $250,000 and under price range.  The first time home buyers have slowed significantly as most of the anxious buyers have already entered into a contract in hopes of closing the house by November 30th.  This will be harder for buyers who are trying to obtain a FHA loan because the underwriting process is more stringent.

charlotte real estate market: Is The Charlotte Real Estate Market Coming Back Any Time Soon? - 09/25/09 12:04 PM
Is the real estate market coming back anytime soon?  An area economist spoke at our office this week and explained the 3 possible scenarios.  The housing market will either take shape of a V, a W or a U.  Let's all hope that it is a V but for Charlotte they are predicting that we will experience a U.  We will get to a bottom and we will ride along the bottom for many months before the housing market begins to turn and before we will begin to see an increase in housing values.
