Whether you are preparing to sell your home or just improve it for your own enjoyment, use caution when hiring a contractor.  
Make sure the contractor is licensed and insured and always ask for references.  If possible, especially on major repairs and renovations, call a couple of the people who have used the contractor and be certain they were happy. 
Don't rush into signing a contract with the first person you meet with.  Although you want to get started as soon as possible, get more than one estimate.

You may not be a realtor but when your neighbor’s house goes on the market you have the opportunity to help get the home sold quickly.
Curb appeal is very important and the seller can provide his home with the most beautiful entry imaginable but if your home is in close proximity and gives the buyer reason to cringe, the chances of his home selling are greatly diminished. 
So, why not give your neighbor a helping hand?   What do you see about your home that would discourage a buyer from wanting to live near you?

What would you  do?  I found myself in a very uncomfortable position at a closing and although my buyer was in tears I had to side with the listing agent.  The transaction had been very difficult in every way from the financing to the home inspection to just trying to get communication between the title company  and the buyer and seller on track.  There was no single party who could be blamed for the fact that the funds did not hit the closing table on Friday (the day I begged the buyer not to pick but she had a hair appt. … (5 comments)
