land: Buy this Great Farm for Less Than 7 Cents a Square Foot!! - 04/14/14 11:34 PM
That's Right...it is not a typo!!
Buy this 317 acre Farm in Howard County Nebraska for Less than .07/square foot!
317 Acres x 43560/ac=13,808,520 square feet. x .06198347/sqft = $855,900 for the Farm!!
You can go buy commercial ground for as high as $10/sq. ft in Nebraska.  But why?
Even this dryland farm will show a 3 1/2 to 5% ROI.  Which beats most stocks and sure as the heck is better than the banks are giving you!!

land: May The Sun Shine Warmly on Your Career in 2014! - 01/01/14 12:54 AM
A New Year...for me less than 14 hours old...and the excitement of a once in a lifetime year!
You see...14 is one of my favorite numbers since I was born on the 14th day of the month.
I am quite sure I will not be around in my present form the next time a year rolls around with a 14 on the end of it!
So for this 2014, I have pledged to have the greatest year I have ever had...to have the most fun I have ever had...to love my wife more than I ever have...to love my children more … (3 comments)

land: My Wife Came Home and the Temp Now has Dropped 44 degrees in 5 Hrs! - 12/28/13 12:06 PM
Brrrr... My wife and daughter (Robyn and Jaime) went shopping today and for me it was a great day to do a final cleanup on the yard.
Was in the mid-60's all afternoon....until they got home!!
I was mowing in shorts and a t-shirt. In Nebraska...in the Winter!!
The girls came around the corner and at that exact time the wind switched to the North!
Coincidence maybe? Maybe...or Maybe Not
All I had left was to cut up some branches for firewood that I had trimmed from our Honey Locust a month or so ago.By the time I was … (1 comments)

land: Response to: A Really Big Deal or No Big Deal contest! - 12/22/13 10:48 PM
A Really Big Deal or No Big Deal is always in the eyes of the beholder...Perception is Reality.
A "possible *** deal" to the Buyer and Seller was "No Big Deal" to me in many different ways.
I want to apologize now for the asterisks...but want to stay within the confines of the rules for this blog... to me it is No big deal.
Here is my story...
In late 2005 I was approached by the Kearney Catholic Foundation to submit a bid to list and sell a home that was donated to them. (A possible *** deal to the Foundation and Donor.)

land: 'Tis the Season...To make Cookies? - 12/21/13 11:35 PM
I woke up Saturday morning looking forward to a nice relaxing day...getting the Christmas Poem sent off in the mail...and generally doing a whole lot of "not much!"
The yard work is done for the winter, the oils are all changed in the trucks, no tire rotations needed, a little cleaning on the garage but only a few minutes worth, no snow to scoop, no hunting, no major sporting event.
It was going to be a blissful day of doing almost nothing.
Then I heard it...the clank of bowls and measuring cups from the kitchen.  You know the sound...two measuring cups … (4 comments)

land: Happy 4th of July!! - 07/04/13 02:12 AM
I would like to wish every one a Happy 4th of July!  What a glorious day in Nebraska with a slight breeze and temps scheduled to be in the 80's!!
We are so blessed to live in a country as great as the United States.
Is it perfect?  Heck No.  Would I rather be a citizen of some other country? Not on your life...not even North of us which is one heckuva country.
So as I go and pack the cooler and load the beans and potato salad, iced tea, Kool-Aid, (and of course my barley and hops)...I once again want … (2 comments)

land: Drought has us by the Neck - 09/16/12 03:36 AM
The wicked heat has finally met it's match with Fall quickly approaching but not before it slapped us with some more mid-90's this past week in Nebraska. But the drought still has us by the neck and is hanging on tight!
Mother Nature teased us with a little rain from a trace up to 2" on Wednesday but most places got in the 1/2" area.  Beggars can't be choosers...so we will take it and keep begging for more.
My contacts along the upper Mississippi River say it is the lowest they have ever seen...
Below is the current Drought Maps as … (2 comments)

land: The 2012 Harvest has Started and Yields are WAAAAAY Down! - 08/28/12 11:58 PM
The Harvest has started very early in the Midwest this year and the results are not very encouraging. The drought has done a near Knock-out on this year’s crop. We are seeing yields down as much as 75% and I estimate the average when all crops are in at 40% under early season predictions. Some dryland crops will not even pay for the cost of harvest. Even the irrigated crops had trouble pollinating due to the heat this year.
My wily old Father-in-Law was spot on last February of this year when he said our warm, dry winter would give us … (2 comments)

land: 100 Degrees at 8PM Almost Unheard of Heat in the Heartland! - 07/22/12 12:29 PM
Just got in from some chores and it is still over 100 degrees here.  If I was in the Southwest i would not be commenting on this as it is most likely normal weather there...
And yes, even here it gets over 100 this time of year occassionally...like last year...when it hit 100 for about 1 hour for the year.
But we usually have it interspersed with some cold fronts coming down from the North and West and numerous thunderstorms and showers...and it simply is not happening this year.
Last week I said it was getting touch and go on some … (4 comments)

land: Which Side of the Fence Are You On Anyway? - 07/20/12 12:56 PM
I am not a big fan of fences. Granted there is a time and place for some fences...but for the most part I would like to see fences disappear.
It is hard to be on both sides of the fence at the same time...and if there is no fence...you do not have to worry about it.
My new neighbors to the south...some very nice folks... put in a fence last fall.  It required them to move 3 sprinkler heads about 2 feet farther into his yard because he had to put the fence about 18" off the lot line due to undeground cable … (5 comments)

land: Rain Drops Keep Missing My Head! - 07/18/12 02:16 PM
It is official...I am declaring we are in a drought.
No...not because the weatherman or the gov't said so... and Not because it hasn't rained significantly for weeks...
Why then?
Because I washed my truck and left it out but the rain clouds did not stop... it clouded up so I decided to go mow the back yard which almost always guarantees rain half way through....nope not a drop. I had to keep mowing until I was done!
I took a shower and then went back outside and the wind came up and the clouds drew close...and then...one weak bolt of lightening that looked … (4 comments)

land: If All Else Fails...Paint Your Lawn Green - 07/17/12 01:43 PM
I am luckier than most...we live in an area of Nebraska where there is an abundance of water...only a few feet under the foundations of our homes.
I heard tonight about a guy in Indianapolis who is painting his lawn green due to watering restrictions.
When I was in Columbus, Ohio over the 4th...the yards and right of ways looked liked December due to no rain.
I found out that most do not have sprinkler systems and those that did were not using them.
As I sit here and ponder the future of my family and wonder if this heat is … (7 comments)

land: The Heat is Way UP and the Crops Are Not Happy! - 07/17/12 01:33 PM
A while back I wrote about the corn being up early and the heat coming early this year.  I worried that we may have problems with the crop later in the season...well...it is later in the season.
And now I am concerned that a "perfect storm" is forming throughout the Midwest.  This isn't meant to scare or create histeria...but for one of the first times in my 59 years...I am concerned about the Farm crop and how it could adversely affect us ALL.
Over the 4th of July week, I had the pleasure of going to Columbus, Ohio to watch my daughter play … (0 comments)

land: Purchasing Raw Land in the city limits can come with hidden costs - 03/06/12 11:39 AM
If you missed this blog by Rose King,  regarding buying "raw land" or undeveloped parcels in the city limits, please take time to read.  Undeveloped should not be confused with an empty lot that is waiting to be built on. Usually there is a solid reason that piece of land was never built on and many times it invovles city utilities...or rather...the lack of them.   Please go to Rose's blog to leave a "kudos" for the great info!

Do you know the true cost of that raw land you want to buy within the city limits?

land: HAY...If Your Client is Looking For Hay for Their Herd...Check Here - 09/21/11 02:24 PM
Nebraska Hay in most parts of the state has had a very good growing season.
With that said, there is pressure on the hay supply this year (2011) due to the ongoing droughts throughout the lower Midwest and Texas.
Check out the first link for possible sellers of Hay.
As always, make sure you are dealing with reputable dealers when you are buying any product...that includes Hay products.
I am not a member of the Nebraska Alfalfa Association, however, I do know some of the members on a personal basis.

land: Farming 101 : It's Hay season and There's a Nice Crop in Central Nebraska!! - 06/25/11 03:01 PM
Abundant rain this spring has made the first Hay cutting across Central Nebraska a success...Except for those who have not got their cut crop picked up because of the aforementioned abundant rain.
Hay or alfalfa that lays very long on the ground begins to turn black and eventually will also mold.  Most animals do not like the dark colored or moldy hay.  (Go figure)
If the crop gets rained on continuously before it is baled, the loss of nutrients can be substantial.
According to the Nebraska Alfalfa Marketing Association, Nebraska alfalfa producers will harvest around 5 million TONS of alfalfa hay on roughly … (1 comments)
