As for me...my wife, daughter, and 6.57 week old grandson came to town a little while ago, so that has made it a great day on my end.
Plus just got word of funding and final closing of an apartment house earlier and I was able to pick up those papers (and put a check in the bank).

mike mccann mach1 realty: Old Man Winter Finally Showed Up! Much Needed Moisture Has Arrived!

Well...it took almost the entire winter to get here...but we finally have received a bit of snow. Probably about 4 to 5 inches so far.
Normally by this time of the winter season, we are around 20 to 30 inches. We are dry in Central Nebraska. Even this snow will not ease our near drought conditions.
I went out twice late yesterday with my trusty hand held blower...technically a leaf blower but it does work on snow up to about an inch or two if it is dry and powdery.

Nebraska has had a warm spell the past week after some extremely cold temps.
Our daughter had planned on putting new siding on her home this fall and it should have been done 2 or 3 months ago but a door was not built as ordered and that messed up the timing.
To top this all off...she wanted the house done before her baby was born.
The company doing the work I have 100% confidence in and I have done over $7,000,000 worth of business with the owner in the past 7 years. He is one of my "super" clients!

Today is Monday, January 20, 2025! Inauguration Day!
It also is Martin Luther King Day!
However, this post has nothing to do with either of those national events.
This one is personal and the results at the end of this work week, although possibly not known for day/weeks/years...is by far more important to me than any other event happening on a national or world basis.
Friday is surgery day in Denver for our daughter, Jaime...and I have never prayed as much in my life as I have done since her son was born on New Years Eve.

Do you guys ever have this thought process?
UGH...Just received another e-mail saying it is time to renew my membership for the year. How many memberships does a guy or gal really need?
I have one CC and no debit card for work and the same for home.
However, today I have either cards or more from: Sam's, Costco, AAA, CHI Health Workout facility, MyState MLS, Nebraska Real Estate Commission, Notary card, Insurance cards for vehicle(s), HyVee Gas Card, work CC Card, health insurance cards and more...and yes almost all of them have to be updated every dang year and if they have a … (16 comments)

This one is under contract with one of my long time investors.
A nice older 5 plex with great potential in an area short on rentals.
Although not my listing I have known the owner for over 19 years and the listing agent for over 20.
My investor and I have been working together for 20 years as well.
I have not seen many 120 year old buildings that are as straight as this one is.

This mild fixer upper was Sold before it hit the MLS. First time buyers are ecstatic as it is next door to her sisters home and even their Mom is excited!

Yesterday, Tuesday, I attended a luncheon in my hometown of St Paul, NE that is held every year for the Teachers and Staff of the public school.
Some of the talk was that the kids would be out on the streets and to ask everyone to pay closer attention at Stop signs and intersections.
Normally,
Mach1 Realty gives out free Helgoth's watermelons (locally grown) but the 2024 crop is about 3 weeks behind schedule due to the wet weather we have had.
Melons actually like it dry in the growing stage.

Never see anything like this place in my life.
Crazy how cool it looks. Had a lot of haze in the air and missed on many pictures. We loved the area and are going back early tomorrow (Tuesday).
Suffice it to say that the day was well worth it.
Left home without a room for tonight but are staying at a Travel Lodge in Wall, SD!

The above photo is our new GE Profile Appliances.
Well...we did it...we bought the new Kitchen Appliances.
That does not, and probably should not, seem like a big deal. But in the 37 years of marriage we have only done it twice before with the last time over 20 years ago.
So to me...it was a huge deal!!
(Keeping in mind that I can make an anthill seem the size of Mount Everest!)
After a ton of research and reaching out for advice to family, friends, and online folks like here on AR...we settled in on what was my first choice to start with.

That is the good.
But right now my head/throat feel like the clouds in the above photo taken today South of Kearney, NE. A lot of good in the photo and a few dark cloudy floaties in the sky...kind of like my head right now... a couple of dark floaties it feels like.

The above photo was taken this evening about 9:12 pm CDT about a mile from our home north of Kearney as I was out test driving my wife's Jeep that has been riding like a lumber wagon. Turns out the new tires had 44 pounds of pressure in them...way to much. Lowered to 36 and much smoother.

Good Monday to ALL!
A bit rainy here in central Nebraska on this great Monday and soggy and humid and in the low 80's for temps. We needed that inch of rain last night in our neck of the woods, although down the road about 40 miles they do not.
The tornado chase vehicles are in the area as the forecast is for some nasty storms this evening in our area. Hope they do not develop but temps are rising and supposed to be 92 degrees in an hour or so with a lot of humidity.
