I have a listing in Fontana, CA. It is a Manufactured 433 on a 27,000 sq ft lot which is currently zoned M1 (light industrial). It is in a proposed plan by the city of Fontana to be rezoned (if it's passed) next year SOMETIME. I've got a buyer who tried to buy about 6 months ago but Escrow fell through when the bank pulled out because of the zoning. Anybody know a lender who can help or a way to get this thing DONE!!!! Thanks a LOT!</description>

      <title>Need to save money??</title>
      <description>If you, like me, like to read and you would LIKE to save money. Go to the local library, get a library card and ENJOY!!!! The Torrance library, Katy Gessert Civic Center Library (KGCCL), located right on Torrance Blvd next to the City Hall, is a beautiful, clean, two story testament to the committment to community that our town has. I have a list of  wants on my want to buy book list and just remembered, why not go to the library and check out these books then take them back when I'm done?? I am constantly trying to get rid of books I've purchased and what better way than to NOT BUY THEM IN THE FIRST PLACE!!
The library is also a hub of activity for a community. There are six libraries located in, and around, Torrance. Pretty good for a pretty small community. We can find out about local speakers, famous authors coming to talk about a book they've recently written, or about the subject of the book or their life that made them famous in the first place. If you don't have A/C at home, like many Torrance-ites dont, that's just another reason to explore.
So go find that book, get a comfy seat, sit back and relax, and enjoy YOUR tax dollars at work at our local public library. In case you didn't know, that includes: Movies (DVDS, VHS, etc), audio books (books on CD/Tape) magazines, as  well as our favorite, the book.

HAFA stands for Homes Affordable Foreclosure Alternatives. The purpose  of HAFA is to help home owners avoid foreclosure through short sales or deeds in lieu of foreclosure. What started out as a voluntary program for streamlining the short sale process is now mandated for 90+% home loans serviced by lenders. The program is effective until December 31, 2012.
HAFA is available to those who:
Do not qualify for a trial mortgage modification under the Making Home Affordable Program
Have tried but not successfully completed the trial period for their modification;
Miss at least two consecutive payments during their modification period
Or
Request a short sale or deed-in-lieu of foreclosure.  (If the borrower makes a good faith effort to sell the property but is not successful, a servicer may consider a deed-in-lieu of foreclosure in which the borrower voluntarily transfers ownership of the property to the servicer.)
&lt;img src="https://activerain.com/image_store/uploads/5/0/8/3/5/ar128242274553805.jpg" style="margin:5px;float: left;"&gt;If you can no longer afford you home and want to avoid the negative effects of foreclosure you should determine if you qualify for HAMP -Home Affordable Modification Program. If you do not qualify for a modification,  HAFA could be the right option for you. The Home Affordable Foreclosure Alternatives (HAFA) Program offers financial incentives to encourage and increase participation of mortgage servicers and the investors to complete a short sale or deed-in-lieu of foreclosure in a timely and smooth fashion. The home owner is relieved of the mortgage debt and is also able to walk away with some cash in their pocket.  This is different than a ‘regular' short sale in which the seller is not allowed to receive any compensation at all. The amount the seller receives depends on the type of loan they have and which program their servicer falls under.
To be eligible for a HAFA short sale, all of the following requirements must be met:
Property must be borrower's principal residence
Loan must be a first trust deed originated before 2009
Loan must be either delinquent or default must be reasonably foreseeable
The unpaid balance of the loan must be $729,750 or less for single-family home (or higher amounts for 2-to-4 units)
Borrower must be eligible for, but unable to complete, a loan modification under the Home Affordable Modification Program (HAMP).
Like so many Federal programs, there is really nothing straightforward about the HAFA program. Much depends on who services the loans. Freddie Mac has different requirements than Fannie Mae which are different than non-government entities' versions of the program. Mortgage servicers and investors use the Federal requirements of HAFA to write their own guidelines and determine how to implement the program. There is a lot of information available at the Making Homes Affordable site but before making any decisions, it's best to speak to a professional about your current situation and what options are available to you.

      <description>Ok. Back again. Why not check out our local Musical theater company, Torrance Theater Company at the Torrance Cultural Art Center?? They're performing "Pirates of Penzance", a classic musical at the James Armstrong Theater tonight and tomorrow. Tonight at 8pm and tomorrow at 2pm. Tickets are $25/$22.50/$15 (students). They do charge a $2.50 fee as well so include that in your budget. Better than schlepping up to Hollwood and forking out $100+ at the Pantages right?? NO it's not the Pantages but its pretty good entertainment for the price and it's right around the corner too!! The Box office phone # is 310-781-7171. I think you'll have to go there for the show tonight and tomorrow to get the tix but you can get any info you don't see here at those numbers!!

      <description>Need something to do in Torrance this weekend?
Ever been to Karaoke? Japanese (Asian) style? You go with one or more of your friends, rent a room that is complete with: karaoke machine, a few books with thousands of songs in English, Korean, Chinese, or Japanese, a couple mics, some shakers and tambourines and they deliver non-alcoholic beverages to your room!! All for a reasonable price (most places are pretty cheap before 8pm then get more expensive after that but its so much fun!!!). Grab some friends, some snacks, and your sense of fun and good times and head there, there's one in the shopping center on the corner of Western Ave and Carson St in Torrance.

There are some YUMMY restaurants in the same center or just next door at Mitsuwa Center.       <description>Does anyone know about train laws? ARE THERE train laws? These things go at any and all times of day or night. It seems like they come by just when the baby is going to sleep, has JUST drifted off to sleep and right when my wife and I sit down to relax. Are there regulations about the amount of times they are supposed to blow their horns? How long they can blow their horns? How many TIMES they need to, or are allowed to, blow their horns? I'd love to hear feedback about this. Being a new member of Torrance as a resident, since May, our lovely town has that ONE mar.. the TRAIN!!! Thanks for any feedback you can give.       <title>anybody flown United Airlines lately?</title>
      <description>I had the worst experience with my wife and 7 week old son a couple days ago. Due to circumstances beyond our control we got to the airport 25 minutes before takeoff at Portland, Oregon airport. We had already checked in but they would not give us our boarding passes. They stalled us by ignoring us until the flight had taken off (there were only three attendants at the 11 windows and one left without so much as acknowledging us because, as we found out later, she was almost off and didn't want to have to talk to us and make her late to clock out and count out her drawer), made us get a flight the next day, which meant getting a hotel room. The baby was exhausted, my wife was and so was I. I wrote a very long letter explaining every detail about it to United. Anybody else have an experience like this??
Luckily we're home and I'm glad to be here writing about it for anyone who would like to share a similar experience.
