Where is the refi boom?
Below is an interesting write up from a Bank of America economist.

The refinancing wave has been tepid given that the average rate on a 30-year
conforming mortgage has fallen to a record low of 4.42%. At this rate,
the large majority of homeowners have an incentive to refinance. It is therefore

Survey show that, of the 68% of homeowners with mortgages; nearly half have
mortgages greater than 6%.
The relatively low rate of refinancing is seemingly a function of the difficult and

This is from the Massachusetts Mortgage Association (MMA):
January 11, 2010
Dear Mortgage Professional,
NAMB continues to educate lawmakers and regulators in the continued battle to defend yield spread premiums from inaccuracies painting small business mortgage brokers in a negative and disparaging manner.  Most recently, a small faction of Senate Democrats, led by Sen. Jeff Merkeley (D-OR), sent a letter to the Federal Reserve Board calling for a ban on YSP, labeling it as an unfair and deceptive practice used to steer consumers into riskier mortgage loans and gain a larger profit.  The letter was clearly used to … (2 comments)

sean wheelan: 2009 and in to 2010! - 12/31/09 04:24 AM
2009: The year of the rollercoaster!
Wow! 2009 has been one of the most challenging and rewarding years of my 10 year career as a Mortgage Originator. As a company, a division and an individual we met many challenges head on and came out better for it. We did not shy away, we stuck it out and gained market share by force of will. Overall we have much to celebrate and be proud of. However, there is no rest for the wary! … (1 comments)

sean wheelan: Housing Stimulus (Or lack there of...) - 02/19/09 09:49 AM
Housing Stimulus (Or lack there of...) Housing was hoping to get a big boost from the latest addition to the mammoth stimulus bill working its way through Congress. Senate legislators unanimously approved a proposal earlier this month that would allow a tax credit for home buyers of 10 percent of the value of new or existing residences, up to a $15,000 limit. However, it did not make it in to the recent "stimulus package". Current law provides for a $7,500 tax break but only for first-time homebuyers. "It is time to fix housing first," said Sen. Johnny Isakson, R-G. Isakson's office … (0 comments)

sean wheelan: I can now originate in all 50 states! - 05/03/08 06:27 AM
Due to our recent affiliation with a federally chartered bank, I and my team at the The Mortgage Group, can now originate in all 50 states!
This has created an exciting opportunity for me to reconnect with many former clients all over the country, as well as being able to make sure my friends and family can take advantage of my services.
I look forward to this opportunity. If I can, in any way, help the readers of this post with their mortgage financing I am an email or a phone call away.
