vancouver wa first time home buyer classes: Should I buy my first home or my first rental property. - 05/25/19 08:43 PM
As a first time home buyer some people are anxious to get a jump in real estate and think they would like to buy their first home but also would like to buy a rental property.  How about buying both?  I know what you are thinking, you only qualify for one loan.  Exactly!

Did you know you can buy a single family residence, a duplex, a triplex or a four-plex as a primary residence most times?  Meaning you can live in one unit and rent out the other one, two or three.  This is a great option to people that may make … (0 comments)

vancouver wa first time home buyer classes: Who do I want for a neighbor? - 05/23/19 12:14 PM
My daughter is buying her first home.  She found the perfect place.  It is nestled at the end of a cul-de-sac. It has big green space and no windows behind her. It has no neighbors to the side.   Sounds ideal, right?  She doesn’t know, because that green space and neighbor-free area is an elementary school.

As her mom, I think it is perfect karma and justice for when she was in elementary school, and her school was located behind us.  I worked from home and she had big mouth that would yell, “mom” at recess.  every.  single.  day.  At the … (0 comments)

vancouver wa first time home buyer classes: What are my first steps to buying my first home? - 04/11/19 10:18 AM
What are the first steps to buy my first home?

This is a question I get asked a lot.  The thought of home ownership seems so far away and down payments unobtainable.  The good news is most concerns can be easily relieved.

The first steps to buy your first home are to find a good Realtor and lender.  A good lender is essential to helping plot your purchase path.  Is your credit ready to buy now?  If not they will have suggestions of what exactly you need to do, maybe open a credit card or pay something off.  They will also … (0 comments)

vancouver wa first time home buyer classes: Is this a good time to buy a home? - 12/04/18 10:28 AM
Here is a question I hear a lot, Is this a good time to buy a home?  We hear this question in terms of interest rates, the market, the economy even the political state.  But this time of year we hear it due to the holidays.

So, is it a good time to buy, in December?  HECK YEAH IT IS!

If you are looking for a deal, this may be the BEST time of year to buy a home.  Yes, its true there are less homes on the market now than other months.   Nobody wants to keep their home show ready … (0 comments)

vancouver wa first time home buyer classes: Is the dishwasher leaking? A first time home buyer tale. - 11/29/18 11:10 AM
Buying your first home can be a daunting task.  Getting a home inspection helps.  But what happens when your inspector says the dishwasher leaks and the home owner says they had a repairman look and there is no leak?  Can we get a new dishwasher? Can we force them to repair it anyway?   Are we going to need to wash by hand?!?!?

This is an issue on one of our transactions right now.  The inspector says there is an issue.  The seller agreed to repair it but the company hired to repair has said there was never an issue.

What do we … (1 comments)

vancouver wa first time home buyer classes: Prices are up, I'm waiting for them to go back down to buy a home. - 10/04/18 04:45 PM
Prices are up, I’m not buying my first home until they go back down.  This is a phrase I hear a lot.  Buyers are trying to minimize their risk, and waiting for prices to go back down.  The problem with this thought process though is, what if the prices don’t go back down.  Are you going to wait out the next recession?  What if prices drop a bit but interest rates go up?

Historically home prices double every 10 years.

One way to think of home prices is to think about playing with a yo yo while walking up the stairs.  They … (2 comments)

vancouver wa first time home buyer classes: 10 reasons NOW is the time to buy your first home in Vancouver, WA - 10/04/18 04:40 PM
Ten Reasons to buy your first home today in Vancouver, WA

10.  Rental prices are absurd.

9.  Your rent goes to make your landlord money, its time to use your money to make you money.  If you get a standard 30 year mortgage, in 30 years you will have no monthly payment.  Every year wasted renting is another year of making a monthly housing payment.

8.There are loan programs with $0 down and low down options, which make it cheaper to move into your own home than pay a ton in move in fees.

7.  Mortgage interest is a great tax deduction, and can lower … (0 comments)

vancouver wa first time home buyer classes: I found my perfect home, but want to sleep on it tonight. - 10/04/18 04:35 PM
I know what you are thinking.  You are making the largest purchase of your life and don’t want to rush into putting in an offer.

It makes sense.  We are always advised to sleep on it.  Don’t make a haste decision.  Take your time and think about it.  If it is meant to be it will be.

WRONG!  In real estate you don’t want to take time.  You don’t want to weigh the pros and cons and think about it over night. When you walk into your home you are going to know it is your home.  If you are on the … (2 comments)
