This week, I decided I was going to find my favorite landscaping job (that I might like to copy lol) in Hunter Pointe and do a picture post dedicated to it. Well, here it is. I absolutely love the bricking and what they did with the front yard. I have no clue what they did to the back, but it probably looks great, as well. altus: The Christmas Spirit is alive and well in my community!

I love this time of year ~ and I love a good, bright display of Christmas lights. These 2 homes took a lot of time and effort into making their displays colorful and fun, much the way that Clark did in "National Lampoon's Christmas Vacation" (one of my all time favorite movies)! I am so glad to get to share them with my friends here at ActiveRain.

I pose this question to you today because there are some who seem to think that we can. I am currently one designation in and almost done with 4 others. I love classes and webinars and don't think one can take enough continuing education. I love to learn and I see how our industry is ever changing and revolving like a door in a skyscraper. I'd love to take a few moments here on this blog and introduce you all to wonderful Hunter Pointe in Altus, OK. Hunter Pointe is conveniently located just west of Altus Air Force Base off east Tamarack Rd. It is still considered to be a small addition (sub-division), but it is changing and growing, even as I write this blog. Ok, I might not go that far since it's a Sunday night, but they are really expanding over here. The next step in buying your first home consists of sitting down with your REALTOR and making an offer on the house you want to own. One thing I tell any of my buyer clients is to bid where you want to bid. I cannot tell them what to pay, but I will tell them if they bid too low, they can expect at least counteroffer, if not a full-on rejection. I think that you should make a fair offer on any house you bid on, but, again, I can't tell the buyers what they should do. I believe in the (0 comments)

The next step after pre-qualifying your new buyer client is to begin the home search within their projected price range. Obviously, the bigger the city you live in, the more options the buyer has for choosing their first home. However, when you are in a smaller area (such as Altus & Altus AFB, Oklahoma), you learn to get creative and show the buyers everything there is to offer, and even some that are slightly out of their range (negotiating comes into play!). So, I have begun thinking it would be a good idea to dedicate a section to first-time home buyers here on my blog. I know there are so many of you in my area of the country and it continues to grow in leads and bounds because of the Military members moving into Altus AFB. Before I begin showing homes to a first-time home buyer, I like for them to get a pre-qualification letter from a reputable lender. (I'll discuss how to go about finding a lender you can depend on in a bit.) The pre-qual just requires you to give (5 comments)
Today, let's talk BAH (Basic Allowance for Housing) pay and how it affects a mortgage payment for our Military families. Many families (and even single people) find it a better deal for them to buy than for all their BAH to go toward living on base. As a Realtor here in Altus, I am seeing more and more Air Force families moving here turn to buying instead of renting or living in base housing.
For example, an E-5 (SSgt) at Altus AFB will get $822/mo for BAH. For about $800/mo, you can purchase a home that costs (3 comments)

With the coming of the Fall season, comes new and exciting happenings in our local Real Estate market here in Altus, OK. Even though home prices are still down slightly from last year, the interest rates are phenomenal and now is a wonderful time for those who are "on the fence" about buying to jump in and purchase a wonderful house!
