foreclosure short sale: Your Customer Needs You - 10/13/09 03:53 AM
October 9, 2009
We have spent hours and hours talking about the importance of customer service and how that should be the foundation of every sale that you make.  We have not talked however, about the importance of customer service after the sale.  I believe that when most people hear the words customer service, they automatically think of the service that occurs during the actual sale.

Most salespeople provide quality customer service during the sale because the satisfaction is immediate and it is a means to an end.  In other words, good customer service leads directly to a sale.  However, … (1 comments)

foreclosure short sale: New York State Housing Market Posts Gains for Second Consecutive Month - 06/15/09 11:09 AM
There has never been a better time for first time buyers to become homeowners and we are seeing this in our market activity. With the $8,000 federal tax credit, historically low mortgages and available inventory, Realtors from across the state are reporting an influx of first time buyers into the  2009 market. We expect first time buyers to continue to drive the late spring and summer markets.

First Time Buyers need to be aware of two important facts to fully maximize their advantages today. First and Foremost, the purchase has to be closed by the Dec. 1 deadline, so to … (0 comments)

foreclosure short sale: What is the Cost of a Foreclosure? - 03/16/09 02:31 AM
Plenty of people are concerned about the cost of bailing out Main Street – the people who stand to lose their homes in the midst of the current financial crisis. Many feel that it’s not the job of the federal government to bail out homeowners who cannot afford their monthly mortgage payments. After all, those people took out risky loans. They are the ones who signed the loan documents. They are the irresponsible borrowers running this country into the ground.
For a moment, let’s ignore the question of who’s at fault. There’s plenty of blame to go around. For now, let’s … (0 comments)

foreclosure short sale: How Do We Prevent Foreclosures? - 11/01/08 03:52 AM
Foreclosures are on a constant increase. What can we do to address this evergrowing issue? See what we think.Homeowners who can't afford their mortgage payments may not find much in the way of rescue or relief in the U.S. government's $700 billion bailout of the financial markets.
But while the feds have fearfully sat on their hands and watched a severe credit crunch turn into a major crisis, a number of states have introduced their own foreclosure prevention programs, as detailed in "Defaulting on the Dream: States Respond to America's Foreclosure Crisis," a report by the Washington, D.C.-based Pew Center on … (1 comments)

foreclosure short sale: FHA Refinancing Plans - 11/01/08 03:49 AM
Current refinancing plans are still set to help 400,000 homeowners find mortgage relief by the end of this year.
These financing plans will hopefully benefit homeowners who do not know where to go or what to do.
U.S. Department of Housing and Urban Development Secretary Steve Preston today last week that 400,000 families have refinanced their mortgages with HUD's affordable mortgage insurance program. Since expanding its refinance program in September 2007, HUD's Federal Housing Administration (FHA) has helped more distressed homeowners keep their homes by utilizing FHA's safe and affordable mortgage financing.
Just this year the FHA has:

foreclosure short sale: Why the Bail-Out Will Not Affect Your Short Sale| Foreclosures - 10/25/08 03:39 AM
The "Bail Out" or the "Buy In", depending on if you fall for the propaganda, was/is intended to "save" the economy by injecting capital back into the financial system. The general idea is that the Federal Government will buy distressed financial instruments, like mortgage backed securities, and coax them back into being "performers" or to hold them long enough until they are once again valuable.
That is a severe simplification, but I think one that is generally agreed to by the public. However, I don't think that is what will happen at all. The above scenario implies that the Government's money has … (0 comments)

foreclosure short sale: Hope for Homeowners Lenders - 10/17/08 10:59 AM
HUD  officials have compiled a list of lenders participating in the HOPE for Homeowners program, which they say could help as many as 400,000 homeowners avoid foreclosure by refinancing problem loans into new 30-year fixed-rate mortgages insured by the Federal Housing Administration.
When released by the Department of Housing and Urban Development Thursday, the list of participating lenders totaled 67 businesses. But HUD said the list will be updated as new lenders enroll in the HOPE for Homeowners program, which kicked off Oct. 1.
Borrowers wishing  to refinance into an FHA-guaranteed loan under the HOPE for Homeowners program need the cooperation … (0 comments)
