Market Rate "As-Is", What am I Missing?
I was setting up a tour of single family homes to take out some new buyer clients of mine tomorrow and I am seeing a lot of this in the Northern Virginia area, which goes something like this...  "Well maintained by owner for past 1-4 decades" or "Original owner with meticulous service history on property",(you get the drift on the verbiage in the MLS), but sold in "As-Is" condition.  My sincere question to anyone who can explain it so I understand, why sell a home in "As-Is" condition if it has been well … (6 comments)

The Shirlington real estate report for April shows the impact of an increase in quality listings throughout the Spring, increased units under contract and sold. There were 28 units that reached the settlement table, the same as in March, which shows that if a move-in ready unit comes on the market it is quickly snapped up by the large pool of buyers circling the area.  To put the activity in the Shirlington real estate market into context, a total of 37 new listings were added in April while 36 units are currently under contract… so for … (5 comments)

The Shirlington real estate may have limped in with just 9 condos going to settlement in January, which was below the 13 units that sold in January 2011, though it is historically a slow month following the holidays.  What does stand out is the number of units with ratified offers, at 28, in normally slow January.  Apparently, many potential buyers had holiday visions of home ownership and made an offer once the holidays were over. 
 Inventory… or more correctly the lack of inventory is an issue currently, with the Shirlington real estate market having less than 2 months … (4 comments)

arlington real estate: Thanks for Holding Open Houses on Sunday ~ They Are Effective! - 02/07/12 09:33 AM
There have been quite a few posts in the couple of weeks regarding the efficacy of doing an open house, if you do one at all, that really brought a lot of comments. I'll get to that later, but most of all I want to say THANK YOU to the several agents in the Alexandria & Arlington real estate market that held open their listings on Super Bowl Sunday and helped me help all my buyer clients at once.

January came in like a Lion!  
Let’s just hope that the Spring market for the Shirlington real estate market doesn’t go out like a lamb.  For the month of January, 6 units went under contract in The Arlington, leaving just 2 properties fully available for sale.  Of those two available properties, one is a ground floor short sale, while the other is the larger 3 bed/2 bath L Model.  In an average year, roughly 35 units will go to settlement.
