Here is the YTD August Market Review for the Palazzo at Park Center in Alexandria, VA.  For the first 8 months of the year a total of 14 units reached the settlement table, while 5 units are under contract, and 1 unit is currently available.  Of the closed units, 8 were the 1 bathroom Florence or Venice models and the other 6 sales represented by the 2 bathroom models (Naples, Milan, or Verona).  This rate is slightly ahead of 2012 when 12 units were settled by the end of … (5 comments)

The books have been closed on real estate sales in The Arlington for 2012.  For the year, a total of 37 units reached the settlement table, which is well above the rolling 5 year average of 30 units and just 1 shy of the 2010 high water mark of 38 units for that same period.
 
Of particular note is the number of upper level units, B & M models, which accounted for 75% of all sales, and the M models accounted for 48% of sales by themselves.  These percentages represent the high mark over the past 5 years, with M … (5 comments)

The Shirlington real estate report for April shows the impact of an increase in quality listings throughout the Spring, increased units under contract and sold. There were 28 units that reached the settlement table, the same as in March, which shows that if a move-in ready unit comes on the market it is quickly snapped up by the large pool of buyers circling the area.  To put the activity in the Shirlington real estate market into context, a total of 37 new listings were added in April while 36 units are currently under contract… so for … (5 comments)

The Shirlington real estate market has been plugging along, steady eddy style for the past 4 years, with the number of units sold has staying within a narrow 5% range.  This is a contrast to the 2006-2007 years that marked the end of the market bubble in condominiums in our area. 
 
However, it is incredibly important to point out that 2011 was the first full year without any home buyer tax credit in a while, yet the Shirlington real estate market maintained sales on par with those years that were “goosed” by the credit.

January came in like a Lion!  
Let’s just hope that the Spring market for the Shirlington real estate market doesn’t go out like a lamb.  For the month of January, 6 units went under contract in The Arlington, leaving just 2 properties fully available for sale.  Of those two available properties, one is a ground floor short sale, while the other is the larger 3 bed/2 bath L Model.  In an average year, roughly 35 units will go to settlement.

After a break from blogging and moving to our new brokerage firm, McEnearney Associates, Inc. in Arlington, it's time to catch up on the goings-on in the Shirlington condo market.  By weeks end, I have you back up to speed on the sales and rental markets in this fabulous area to live, just outside of DC in Northern Virginia and just down I-395 from the Pentagon.

It was a busy month for settlements of Shirlington real estate with 33 units reaching that milestone, presumably in part due to November 30th being the deadline of the original 1st Time Homebuyer Tax Credit.  New condo listings hitting the market in November were down by almost half from October at 18, the normal seasonal slowdown appears to on track, bringing total amount of active listings to 47 which matched the previous month's number.  New this month, contingent offers with unresolved contingencies have been separated from those units fully under contract.  Surprisingly, not a single … (4 comments)

market update: Shirlington Condo Rental Update ~ October 2009 - 12/01/09 06:51 AM
The rental market in Shirlington appears to have entered it's normal fall/holiday slowdown versus the summer to early fall time frame.  It doesn't appear that an unusually large landlords are making the decision to sell, as absentee sales have not ticked up appreciably on a percentage basis in the past few months. 
Due to the close proximity to Downtown DC and the restaurant & nightlife / cultural opportunities / shopping of the expanded Shirlington, the area remains a desirable area for those individuals looking for a rental home

It was a busy month for Shirlington real estate with 50 new condo listings hitting the market in October, 23 of 30 units under contract getting ratified within the month, and 34 units making it to the settlement table.  Early contract activity in the month was skewed towards lower priced properties, presumably 1st time home buyers trying to get in under the original deadline for the tax credit, while activity in the latter half of the month was geared to higher priced units.

A total of 32 units went to settlement in the month of September, while 25 of the 27 units under contract were ratified during the month.  Of this activity, 1st time home buyers continue be the driving force as they scramble to qualify for the $8,000 tax credit, which requires settlement take place on or before November 30th.  At our open house this past weekend, 75% of attendees were 1st time home buyers scrambling to find units to make an offer on.
