The real estate market has been very strong for sales in The Arlington Condominium, though through the end of October there have been 33 completed sales, which is exactly the same number for YTD October 2018.  What is dramatically different in 2019 is how much sales prices have gone up and how much seller subsidies have gone down!  Year over year the smallest average sale price increase is in the C model at $25K, while the largest sales price increase was for M models at $43K.  These are huge increases on a … (0 comments)

The year started out with a bang for The Arlington Condominium with 19 units reaching the settlement table in the first 4 months of 2018!  The Spring market definitely sprang early with continuous activity early in the year and then 6 units going under contract in the month of March alone.  When viewing the results from a high level two things stand out; first is how much the average Sales Price has moved up from the full year 2017 average... The real estate for 2013 in The Arlington Condominium in Arlington, VA is best described as... Hot, Hot, Hot!  A total of 49 units went to settlement last year, which is well above the trailing 5 year average of 35 units per year.  While the upper level M model had the most sales again this year, the percentage was down from last year when basically half of all units sold in the community were the 875 square foot M units.

At the mid point of the 2013, 24 units in The Arlington Condominium had successfully reached the settlement table.  At this pace, 2013 should do well above the 5 year rolling average of 30 sold units per year. 
What stands out here is the average price for the “A” units, showing that they had the highest average at $309K.  As the smallest unit in the association and located on the ground floor, they tend to bring in a lower sales price, but due to several (surprisingly high) sales they have outperformed the upper level “M” model.  The M model is … (6 comments)

The Shirlington real estate report for April shows the impact of an increase in quality listings throughout the Spring, increased units under contract and sold. The Shirlington real estate report for March shows the impact of the increase in quality listings in February and March. There were 28 units that reached the settlement table, up from 17 in February.  To put the activity in the Shirlington real estate market into context, a total of 39 new listings were added in March while 41 units went under contract… so demand continues to exceed supply.

It was a busy month for settlements of Shirlington real estate with 33 units reaching that milestone, presumably in part due to November 30th being the deadline of the original 1st Time Homebuyer Tax Credit.  New condo listings hitting the market in November were down by almost half from October at 18, the normal seasonal slowdown appears to on track, bringing total amount of active listings to 47 which matched the previous month's number.  New this month, contingent offers with unresolved contingencies have been separated from those units fully under contract.  Surprisingly, not a single … (4 comments)

The rental market in Shirlington appears to have entered it's normal fall/holiday slowdown versus the summer to early fall time frame.  It doesn't appear that an unusually large landlords are making the decision to sell, as absentee sales have not ticked up appreciably on a percentage basis in the past few months. 
Due to the close proximity to Downtown DC and the restaurant & nightlife / cultural opportunities / shopping of the expanded Shirlington, the area remains a desirable area for those individuals looking for a rental home
