The year started out with a bang for The Arlington Condominium with 19 units reaching the settlement table in the first 4 months of 2018!  The Spring market definitely sprang early with continuous activity early in the year and then 6 units going under contract in the month of March alone.  When viewing the results from a high level two things stand out; first is how much the average Sales Price has moved up from the full year 2017 average... A successful end to 5 ½ months of paperwork and negotiating with two lenders, as short sale approval was granted and the finish line for my client’s was reached yesterday.  A new owner joins The Arlington association and has a great rental unit to serve this very popular area near Shirlington, while my client’s have piece of mind that this chapter of their life is closed and they can finally move forward.

At the mid point of the 2013, 24 units in The Arlington Condominium had successfully reached the settlement table.  At this pace, 2013 should do well above the 5 year rolling average of 30 sold units per year. 
What stands out here is the average price for the “A” units, showing that they had the highest average at $309K.  As the smallest unit in the association and located on the ground floor, they tend to bring in a lower sales price, but due to several (surprisingly high) sales they have outperformed the upper level “M” model.  The M model is … (6 comments)

The books have been closed on real estate sales in The Arlington for 2012.  For the year, a total of 37 units reached the settlement table, which is well above the rolling 5 year average of 30 units and just 1 shy of the 2010 high water mark of 38 units for that same period.
 
Of particular note is the number of upper level units, B & M models, which accounted for 75% of all sales, and the M models accounted for 48% of sales by themselves.  These percentages represent the high mark over the past 5 years, with M … (5 comments)

This M model, with 875 square feet and located on a pedestrian courtyard, went under contract in just 9 days.  The 2 level, 2bed/1bath unit included bamboo flooring on the upper level, wood burning fireplace in the living room, in-unit washer/dryer, and a deck off the kitchen that backed to community green space.   All this located in a pet friendly association with ample green space and over 500 trees (yes, they have counted the trees), and just a short walk from Shirlington, VA.

January came in like a Lion!  
Let’s just hope that the Spring market for the Shirlington real estate market doesn’t go out like a lamb.  For the month of January, 6 units went under contract in The Arlington, leaving just 2 properties fully available for sale.  Of those two available properties, one is a ground floor short sale, while the other is the larger 3 bed/2 bath L Model.  In an average year, roughly 35 units will go to settlement.

The Arlington Condominium is on a tear!
 
So far through the first 22 days of 2012, 5 units have gone under contract in the association… which equals the total number of units that went under contract in the October – December period at the end of 2011.

The Arlington had a just less than average year with 28 units sold, which was 10 less than the 2010 figure, but just slightly below the 31 unit average over the past 5 years.  One needs to remember that 2010 sales got a pretty good goosing from the expanded home buyer tax credit, which greatly expanded the pool of buyers from the original credit created in 2009.
