homes: Venice Beach Real Estate: Get Your Piece of the California Dream Now! - 08/05/10 06:37 AM

Venice Beach has been one of the miraculous exceptions to the disastrous housing slump of the last few years. Though many have had to revise unrealistic ideas about the value of their properties and some folks who bought at the height of the market are on the hook for more than their homes are worth, values in Venice have held remarkably stable and properties have continued to move compared to many other neighborhoods in Los Angeles.
Even though Venice can command some of the highest prices in Los Angeles per square foot, this is an older part of town which is still undergoing ‘gentrification." Many of the homes here date from the early to … (0 comments)

homes: Los Feliz: Classic Luxury View Homes and a Great Alternative to Downtown and the Hollywood Hills - 08/03/10 10:02 AM

Los Feliz is one of the older parts of Los Angeles in the foothills of Griffith Park, the largest municipal, inner city parkland in the country. Many of the city's elite lived here during the golden age of cinema and landmark homes like Frank Lloyd Wright's Ennis House dot the hill sides.
There are also plenty of remarkakable homes and estates from later periods here over-looked by the world famous Griffith Park Observatory. These properties feature most of the traditional styles of traditional, pre-war architectural found in Los Angeles from Moorish villas and stately Tudors, to Frnch Normandie and Colonial homes. There,s also … (0 comments)

homes: Homes in Pacific Palisades: Where the Hollywood Hills Meet the Sea! - 08/02/10 04:47 PM

The Pacific Palisades are actually a part of L.A., but I like to think of them as the Hollywood Hills (or maybe Malibu) of Santa Monica. There are plenty of views, the taste of salt air, and the feeling that you've somehow gotten away from it all. This isn't even completely fair since these older and newer communities lining the foot hills of the Santa Monica Mountains on the Pacific Ocean have a unique character and story of their own.
Pacific Palisades was originally built up around 'the Village' on the bluffs by the sea where Sunset Boulevard winds its way west just past Will Rogers' old estate … (2 comments)

homes: What is the West L.A. Real Estate Market & Is It Same as the Westside? - 08/01/10 07:52 AM
For non-locals looking to relocate and buy a home here, the terms West Los Angeles and the Westside can be a litttle confusing. Does that include the real estate markets in Palms and Mar Vista as well? And maybe even Beverlywood and Cheviot Hills? The answer is both yes and no... actually yes.
West L.A. has most closely come to mean the neighborhoods in a broad area around the intersection of the Santa Monica (I-10) & San Diego (405) Freeways. I like to think it's really everything between the older cities of Beverly Hills and Culver City to the east, and Venice, the Marina , and Santa Monica by … (1 comments)

homes: Marina del Rey & Venice Beach Aren't as Expensive as You Think! - 07/28/10 10:25 PM

My wife and I moved to Venice thirteen years ago because she insited (against all reason,) that we live close to the beach. She was right, I was wrong... don't make the same mistake!
Though Marina del Rey and Venice both have a reputation for being expensive, nothing could be farther from the truth. Sure, there are plenty of waterfront homes and luxury condominiums with hefty asking prices, but these beach communities are a bargain compared to Santa Monica (and the beach towns of South Bay which are a lot farther from L.A. proper.). Most folks looking for more 'reasonable' homes in L.A. and the Westside are missing out … (9 comments)

homes: Los Angeles Estates & Luxury Homes: Malibu & L.A.’s Beach Cities (2nd in Series) - 02/18/10 03:51 PM
There's strong interest in high-end properties in Los Angeles right now if the number of visits that I've been getting on the L.A. Estates & Luxury Homes page of my website are any indicator. This second in a series of articles is an overview of where you can find the finest homes for sale in Los Angeles.

Most of Los Angeles' great estates are found in or near the Hollywood Hills, from Griffith Park to the ocean, an area which includes Beverly Hills, Bel Air and many grand old Hollywood estates.
However, the coastal hills of Malibu and Santa Monica … (2 comments)

homes: The Most Affordable Homes in Los Angeles: $500k and Less - 07/06/09 02:15 PM
Los Angeles is one of the most expensive real estate markets in the country. That can make it tough for regular folks trying to live and work here. But there are still some really nice neighborhoods in the L.A. Basin proper that you can own a home in for less than $500k (in many cases less than $400k.). You don't have to move to the San Fernando Valley or San Bernardino, and since these homes are in the center of Los Angeles they're all great investments with a tremendous potential for appreciation.
Before I start listing specific areas, remember that homes … (2 comments)

homes: San Pedro & Long Beach: A Great Investment in Southern California Beach Real Estate - 07/02/09 10:23 AM
When anyone considers investments, one cliche holds remarkably true. When it comes to the supply of real estate, ‘ They aren't making any more.' This goes quadruple for beach real estate and demand is always going up.
Southern California is one of the most expensive housing markets in the United States and beach properties are at a premium from Santa Barbra to San Diego. So why can you get seaside homes within ten blocks or less of the ocean for around a half million dollars (give or take) in San Pedro & Long Beach? What's wrong with this picture? Maybe nothing.
San Pedro is located … (3 comments)

homes: Thriving Venice Beach CA Real Estate Market Still Breaking All the Rules! - 07/02/09 10:20 AM
Venice Beach has consistently been one of the miraculous exceptions to the disastrous housing slump of the last couple of years. Though some property owners have had to revise unrealistic expectations of their properties value and a few unlucky souls who bought at the height of the market are now in for more than their investment is worth, property values in Venice have held remarkably stable for the last two years and the area has continued to enjoy some sales activity unlike many of the surrounding neighborhoods.
I think that the reasons for this are twofold. One, even though Venice can command some of … (0 comments)

homes: Las Vegas Redevelopment Guide 101: The Future of Las Vegas - 07/02/09 10:16 AM
I originally wrote this article about redevelopment in Las Vegas early in 2008. Basically, it uses the Monorail plan as a map for the city's redevelopment: present and future. Though the real estate market there has taken a beating since that time, much of it still applies. The drastic drop in prices really only makes Las Vegas Strip condos, and more importantly the ‘old' Las Vegas neighborhoods right next to the Strip an even better investment.
