By dollar volume, Lake Chelan home sales in July were only 49% of one year ago. By number of homes closed, the drop was 40%. Today all the news is about how the national home market dropped by 27%. But, is that a big surprise in your area? Not in ours. Here's Wenatchee sales information for July: Wenatchee area home sales fell 30% in Wenatchee and 42% in the MLS for July as compared to one year ago. Year to date, sales are only off about 5% according to the Wenatchee Snapshot Report from Pacific Appraisals. Average and median prices remained about the same. That's right. Everyone thought it was booming in 2006 and 2007. So far this year, sales are very much like those years. The Lake Chelan Residential Real Estate Sales Summary is out through April and it has historical information back to 2005. Check it out. The nice thing about the current market is that there is actually inventory available for interested buyers. That's a big difference from the "boom" years. This is a pretty interesting report and includes graphs of sales information that go back 14 years!
Home sales for December rose 53% and were reported to be a count of 49 vs 32 last year. 43 of those sales ranged between $108,000 and $350,000, while 6 were between $351,000 and $840,000. The overall average price is $256,000, slightly above the yearly average.

At least through December 10th, here are the top 3 highest price home sales at Lake Chelan this year! 
First, at $3,500,000, 240 - 246 S. Lakeshore Road sold.  This is a lakefront property with 2 older homes and 1.77 acres that closed on September 1, 2009.  The value in this property is primarily in the land with water rights and 340 feet of beachfront.  The property had been on the market for 311 days and was originally listed at $4,600,000.

As the "lifestyles" series continues, another way to look at activity of wealthy home buyers in the Lake Chelan area is by the number of transactions of home for $1 million or more each year.

The Lake Chelan Snapshot report from Pacific Appraisals is available for October.
Here's the summary:
Sales volume is mixed among the various categories. Homes, mobile homes and waterfront homes have increased over last year. Community waterfront homes, homes on acreage and full share condominiums have receded during the same time frame. Average and median home prices held basically stable over last year. sales: More Lake Chelan Homes sold by the end of November than all of last year! - 12/10/09 09:40 AM
That's right, the latest Lake Chelan Real Estate Residential Sales Summary is out!  It shows that 112 homes have been sold through the end of November as compared to 108 homes for all of last year.  Average sale price is down a bit though, with the average dropping to $410,905 from $457,691 in 2008. 
In November, there were 10 sales closed this year compared to only 2 in 2008!  One Lake Chelan waterfront home sold in November.   The number of homes sold for the 3rd and 4th quarters of this year exceed 2008 even though we can't include December in the data yet!  … (0 comments)

sales: Lake Chelan Residential Sales on their way UP! - 10/22/09 08:22 AM
For the third quarter, 52 homes were sold in the Lake Chelan area as compared with 35 in 2008.  That is still well below the levels of 2005 to 2007 which were all around 75 transactions for the third quarter.  But, things really ground to a halt in the fall of 2008 so I will go out on a limb and say I expect the fourth quarter this year will be stronger than last year's.

I spent some time on spreadsheets today looking at waterfront home sales.  If you are a buyer of waterfront property at Lake Chelan, you could make it easier to tell what is going on.  Buy MORE waterfront property and buy things similar to what was bought last year 
The low number of sales and variety of properties on Lake Chelan make any sort of comparable analysis difficult.  Not only can't I find a statistically significant number of similar properties to compare, I can't find a single sale of very similar homes or land from 2008 to 2009.  Going back any further really doesn't make any … (0 comments)

sales: Pending Sales drop to new depths on Lake Chelan MLS - 10/22/09 08:06 AM
There are currently only 13 pending sales in the entire Lake Chelan MLS.  I can't remember a number that low before.  Even early this year, the number stayed in the twenties and thirties.  In the more robust markets of a couple years ago, pending sales were in the forty and fifty range.
So, thirteen pending sales is a pretty low number!  That number is particularly low when you consider that any sales spurred by the pricy First Time Buyers Tax Credit have to close by the end of November.  The market couldn't have possible already reacted to the IRS auditing those filing … (0 comments)

That's right, there is a type of home that is seeing much higher sales than last year.  Those would be Lake Chelan waterfront homes!  Through August, 10 have sold in 2009 as compared to 7 that sold last year.
Do you want to know why?  While I don't know the thoughts of individual buyers, the bargain pricing this year probably has something to do with it.  The average sale price of the Lake Chelan waterfront homes dropped from $1,728,071.00 in 2008 to $1,030,300.00 in 2009.  That's right, waterfront homes this year, on average, are selling for 59.6% of last year's pricing!  Wouldn't we … (0 comments)

Wondering how the real estate market is doing in resort like Lake Chelan?  After July, it is doing a bunch better.
Maybe the media do know that the housing decline is over.  Last month saw Lake Chelan residential sales at 207% of July 2008 by dollar volume!  June had already show the first month over month improvement but when July is considered this is the first strong year to year improvement since 2007.  By sales transaction, July 2009 is 212.5% of 2008!  Average sale price in 2009 was down a bit at $452,488 compared to $463,500 last year.

The number of sold properties since June of 2008 is very short.  Other than a lease, and a sale in Cashmere, the only sale since June 1, 2008 on the MLS is the sale at 510 E. Woodin Avenue, which was one of my listings, that sold at $299,000.
For those who might be interested in buying, there are some pretty interesting Lake Chelan commercial properties available.  One is The former Deepwater Pub near Lake Chelan Shores.  Another is the Apple Inn Motel, a 41 unit motel on upper Woodin Avenue.  I have a former warehouse, office and processing listing on Highway … (0 comments)

sales: Wenatchee Real Estate Sales for May Continue Showing Summer Uptick - 06/17/09 09:22 AM
But so far, the summer uptick is about all.
The Pacific Appraisal Residential Sales Report for Wenatchee, their Snapshot Report, is out and you can see from the graph above that the decrease in sales from 2009 compared to 2008 is at least less than the drop from 2007 to 2008.
The overall supply is about 13 months of inventory currently.  Building permits are down 27%.  Dollar volume in the multiple is down 35% while units sold are down 32%.  The excise tax paid into Chelan County is down 47%!

sales: April Residential Sales Report continues to show a Great Market for Buyers! - 05/14/09 05:27 AM
It is a great year so far for the Lake Chelan real estate market, particularly if you want to buy property.  There is a tri-fecta of low prices, great selection and record low interest rates.
There are 307 active listings on the market today in just the active residential properties I track for my monthly report.  62 new listings were added in April.
Average price for the year, due to an April without many higher priced sales, has dropped slightly from last year's number.  Only 5 home sales were closed in April compared to 11 in April 2008.  Dollar volume was … (0 comments)
